7R, a leading commercial real estate developer, has signed a long-term lease agreement with BrandBQ, the owner of the Medicine fashion brand. The company has leased more than 30,000 m2 of modern warehouse space at 7R Hub Nowa Huta. The space within the logistics and technology hub in Krak\u00f3w will support the company\u2019s procurement, commercial and distribution operations.<\/b><\/p>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\n\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\t\t\t<\/div>\n\t<\/section>\n\n\n\n\t

BrandBQ is a Krak\u00f3w-based company and the owner of the Medicine brand. The business specialises in the design, development and sale of fashion and lifestyle products, operating through an omnichannel model. BrandBQ develops the Medicine brand across the Polish market and selected European countries, combining online sales with a network of physical stores. The company is among a growing group of Polish enterprises building proprietary consumer brands with an international reach.<\/p>\n

A key differentiator of the Medicine brand is its artistic collaborations and limited-edition collections inspired by the worlds of culture and art. Medicine operates physical stores in Poland, the Czech Republic and Slovakia. In addition, its apparel and accessories are available in 12 European countries through the multibrand platform answear.com.<\/p>\n

Under the terms of the agreement, BrandBQ has leased more than 30,000 sqm of space within Building H1. The lease will be implemented in stages. The first phase at 7R Hub Nowa Huta will be handed over to the tenant in November 2027, while the second phase will become operational in November 2028. The facility will support both e-commerce fulfilment and the distribution of Medicine products to several hundred stores across Poland, as well as domestic and international customers.<\/p>\n

Maciej St\u0119pie\u0144, E-commerce Director at Medicine<\/strong>, said: \u201cToday\u2019s e-commerce businesses face the challenge not only of delivering great products, but also of providing a flawless customer experience. Fast and seamless delivery is the foundation of trust in a brand. Reducing order fulfilment times is the result of intensive work on our infrastructure and warehouse process automation. I am pleased that we can now offer our customers delivery speeds that rank among the best on the market.<\/em>\u201d<\/p>\n

The facility being developed by 7R in Krak\u00f3w\u2019s Nowa Huta district will be tailored to the tenant\u2019s requirements and the specific nature of its operations, including both standard warehousing processes and dedicated areas for permanent workstations. The building will incorporate solutions supporting energy efficiency, including a hybrid heating system combining heat pumps with heaters or radiant heating units.<\/p>\n

Aurelia Rachtan, Leasing & Development Director, Central-South Region, 7R<\/strong>, commented: \u201cAccording to various market analyses, the value of the Polish e-commerce sector in 2026 may reach between PLN 175 billion and PLN 180 billion, with forecasts indicating continued growth in the coming years at a pace significantly higher than that of traditional retail. As the sector develops, consumer expectations continue to rise, requiring e-commerce logistics and distribution operations to become faster, more efficient and increasingly prepared for further automation. 7R Hub Nowa Huta is being developed in response to these trends. We are creating the largest urban logistics complex in Europe, offering occupiers the opportunity to operate modern warehousing and distribution activities in a location providing access to a skilled workforce and well-developed transport infrastructure. The decision of a Krak\u00f3w-based company with international operations to expand its activities here confirms the project\u2019s potential for the e-commerce sector and modern logistics.<\/em>\u201d<\/p>\n

7R Hub Nowa Huta is being developed within the Ruszcza Logistics and Industrial Centre as part of the \u201cKrak\u00f3w \u2013 Nowa Huta of the Future\u201d project, a location that aims to become a new destination for innovative industry in Krak\u00f3w. Situated in the heart of the Nowa Huta district of Krak\u00f3w, close to national road 79 and the planned S7 expressway junction, the park offers excellent connectivity and convenient access to the Krak\u00f3w city centre.<\/p>\n

Upon completion, 7R Hub Nowa Huta will comprise approximately 230,000 m2<\/sup> of space, creating the largest urban logistics complex in Europe. An integral part of the project is infrastructure prepared for automation and numerous amenities dedicated to logistics operators. A clear division of operational zones, efficient traffic layouts and a logical organisation of functions will support day-to-day operations, increasing productivity while reducing time and operational costs for businesses of various sizes.<\/p>\n

The project will incorporate selected solutions from 7R\u2019s low-carbon building standard, designed to improve operational efficiency and reduce environmental impact. These include an intelligent Building Management System (BMS), photovoltaic installations, ventilation units with heat recovery and CO\u2082 sensors, as well as air-source heat pumps with a SCOP coefficient of 4.15. In addition, full electrification of the facility will enable integration with on-site renewable energy generation, energy storage systems and reduced reliance on grid-supplied electricity.<\/p>\n

As part of its commitment to environmental quality and long-term site resilience, 7R Hub Nowa Huta will also feature a range of sustainable solutions. The project includes site revitalisation, the planting of more than 2,200 biodiversity-supporting plants, the afforestation of approximately 10 hectares, wildflower meadows, insect hotels and rain gardens designed to utilise the site\u2019s natural topography for water retention and filtration. Dedicated relaxation zones and comprehensive cycling infrastructure will also be provided. 7R Hub Nowa Huta will be developed in line with the requirements of the BREEAM Excellent environmental certification scheme.
