The publication of the company\u2019s third Sustainability Report, despite the absence of a formal reporting obligation in 2025, confirms the 7R Group\u2019s position among the leaders in transparent ESG reporting within the industrial real estate sector in the CEE region. It also sends a clear signal of the company\u2019s long-term commitment to investors, business partners and other stakeholders.<\/p>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\n\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\t\t\t<\/div>\n\t<\/section>\n\n\n\n\t<section class=\"snk-section snk-section_xs\" >\n\t\t<div class=\"container container-xs\">\n\n\t\t\t\n\n\t\t\t\n\t\t\t\t<div class=\"row snk-textColumns\">\n\t\t\t\t\t\n\t\t\t\t\t\t<div class=\"col col-12 snk-textColumn\">\n\t\t\t\t\t\t\t<div class=\"snk-textBlock\">\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<h3>Greenhouse gas emissions and climate targets<\/h3>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<p>The Science Based Targets initiative (SBTi)-approved target for Scope 1 and Scope 2 emissions calls for a 42% reduction in absolute emissions by 2030 compared with the 2022 baseline. In 2025, 7R achieved a 29.1% reduction in total emissions compared with the baseline year. Scope 2 emissions (market-based method) decreased by as much as 56.1%, driven by the purchase of Guarantees of Origin (GoOs) covering 47.5% of the electricity consumed in the buildings under the company\u2019s management. Scope 1 emissions (vehicle fleet) were reduced by 4.2% year on year.<\/p>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\n\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\t\t\t<\/div>\n\t<\/section>\n\n\n\n\t<section class=\"snk-section snk-section_xs\" >\n\t\t<div class=\"container container-xs\">\n\n\t\t\t\n\n\t\t\t\n\t\t\t\t<div class=\"row snk-textColumns\">\n\t\t\t\t\t\n\t\t\t\t\t\t<div class=\"col col-12 snk-textColumn\">\n\t\t\t\t\t\t\t<div class=\"snk-textBlock\">\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<h3>Green financing: 7R Green Finance Framework<\/h3>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<p>In 2024, the Group developed the 7R Green Finance Framework, which defines the eligibility criteria for green projects in line with the requirements of the EU Taxonomy and supported by an independent Second Party Opinion issued by ISS Corporate. In 2025, the Framework was updated and three rounds of green bond issuances were completed. In total, the Group issued green bonds with a value of EUR 80.5 million, with 96% of the net proceeds allocated to the financing of eligible green projects. In February 2026, the company published its first Green Bond Allocation and Impact Report, summarizing the use of proceeds from the green bond issuances and outlining the direction of its future activities.<\/p>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\n\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\t\t\t<\/div>\n\t<\/section>\n\n\n\n\t<section class=\"snk-section snk-section_xs\" >\n\t\t<div class=\"container container-xs\">\n\n\t\t\t\n\n\t\t\t\n\t\t\t\t<div class=\"row snk-textColumns\">\n\t\t\t\t\t\n\t\t\t\t\t\t<div class=\"col col-12 snk-textColumn\">\n\t\t\t\t\t\t\t<div class=\"snk-textBlock\">\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<h3>BREEAM certification and the Green Saver standard<\/h3>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<p>All buildings developed by 7R are certified under the BREEAM scheme, confirming their high standards of sustainable construction. Under the company\u2019s strategy, all new developments are required to achieve a minimum BREEAM rating of Excellent. In 2025, three buildings were awarded BREEAM Excellent certification, while a further three achieved the highest possible rating, Outstanding. The portfolio of certified buildings also included two properties that received a Very Good rating, as these projects had commenced before the minimum certification target of Excellent was introduced. For 7R, BREEAM certification not only confirms the environmental quality of its buildings but also serves as a tool for the systematic management of their impact on the climate and natural resources.<\/p>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\n\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\t\t\t<\/div>\n\t<\/section>\n\n\n\n\t<section class=\"snk-section snk-section_xs\" >\n\t\t<div class=\"container container-xs\">\n\n\t\t\t\n\n\t\t\t\n\t\t\t\t<div class=\"row snk-textColumns\">\n\t\t\t\t\t\n\t\t\t\t\t\t<div class=\"col col-12 snk-textColumn\">\n\t\t\t\t\t\t\t<div class=\"snk-textBlock\">\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<p>BREEAM Outstanding certification was awarded in 2025 to phases I and II of 7R Park Gda\u0144sk IV, as well as to 7R BTS Przylesie. Phase II of 7R Park Gda\u0144sk IV offers more than 40,000 sqm. of GLA and was developed to serve companies operating in the logistics, e-commerce, distribution and port services sectors. Designed in a multitenant format, the facility allows for the flexible subdivision of space and the customisation of warehouse modules to meet the individual requirements of tenants, including InPost, Mercator, Black on White and Argo. The building incorporates a range of sustainable solutions, including heating and ventilation systems based on high-efficiency heat pumps, mechanical ventilation with heat recovery, enhanced thermal insulation and improved building airtightness, BMS and DALI systems, as well as a 150 kW photovoltaic installation.<\/p>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\n\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\t\t\t<\/div>\n\t<\/section>\n\n\n\n\t<section class=\"snk-section snk-section_xs\" >\n\t\t<div class=\"container container-xs\">\n\n\t\t\t\n\n\t\t\t\n\t\t\t\t<div class=\"row snk-textColumns\">\n\t\t\t\t\t\n\t\t\t\t\t\t<div class=\"col col-12 snk-textColumn\">\n\t\t\t\t\t\t\t<div class=\"snk-textBlock\">\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<p>The cornerstone of 7R\u2019s product strategy is its proprietary Green Saver standard, introduced in 2024. The standard defines a building that meets four environmental criteria: a reduction in operational CO\u2082 emissions of at least 50% compared with a building compliant with the applicable national building regulations, a minimum 50% reduction in primary energy demand, tangible operational cost savings for tenants, and BREEAM Outstanding certification. The company continues to develop its net-zero building standard, applying a \u201cnet zero by default\u201d approach from the earliest planning stage of every new development.<\/p>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\n\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\t\t\t<\/div>\n\t<\/section>\n\n\n\n\t<section class=\"snk-section snk-section_xs\" >\n\t\t<div class=\"container container-xs\">\n\n\t\t\t\n\n\t\t\t\n\t\t\t\t<div class=\"row snk-textColumns\">\n\t\t\t\t\t\n\t\t\t\t\t\t<div class=\"col col-12 snk-textColumn\">\n\t\t\t\t\t\t\t<div class=\"snk-textBlock\">\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<p><strong>Ewelina Grodzicka, ESG Manager at 7R, <\/strong>said: \u201cThe BREEAM Outstanding certification awarded to 7R Park Gda\u0144sk IV (phase II), with a score of 90.2%, is an important validation of the effectiveness of our strategy. It demonstrates that our approach to design and construction is not merely an aspiration, but a well-defined development model that delivers measurable environmental outcomes independently verified through a recognised certification scheme. It also sends a strong message to the market: warehouses offering high energy efficiency, a lower carbon footprint and enhanced sustainability standards are now fully achievable from both a technological and a commercial perspective. An individual biodiversity enhancement plan was developed for each of the six new developments. None of the projects is located within a protected Natura 2000 site, and no hazardous waste was generated during construction activities.<\/p>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\n\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\t\t\t<\/div>\n\t<\/section>\n\n\n\n\t<section class=\"snk-section snk-section_xs\" >\n\t\t<div class=\"container container-xs\">\n\n\t\t\t\n\n\t\t\t\n\t\t\t\t<div class=\"row snk-textColumns\">\n\t\t\t\t\t\n\t\t\t\t\t\t<div class=\"col col-12 snk-textColumn\">\n\t\t\t\t\t\t\t<div class=\"snk-textBlock\">\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<h3>Human capital and social performance<\/h3>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<p>At the end of 2025, 91% of 7R employees were employed under permanent contracts. Women represented 69.2% of the company\u2019s workforce, while gender parity was achieved at the executive management level, with women accounting for 50% of senior leadership positions.<\/p>\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\n\t\t\t\t<\/div>\n\n\t\t\t\t\t\t\t\t\t<\/div>\n\t<\/section>\n\n\n\n\t<section class=\"snk-section snk-section_xs\" >\n\t\t<div class=\"container container-xs\">\n\n\t\t\t\n\n\t\t\t\n\t\t\t\t<div class=\"row snk-textColumns\">\n\t\t\t\t\t\n\t\t\t\t\t\t<div class=\"col col-12 snk-textColumn\">\n\t\t\t\t\t\t\t<div class=\"snk-textBlock\">\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\n\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t<p>The employee satisfaction survey achieved a participation rate of 91%, significantly exceeding the target of 75%, while the company\u2019s Employee Net Promoter Score (eNPS) reached +31, placing 7R among the top-performing employers. Employees also benefit from the Warehouse of Trainings learning and development programme, with an average of 28.1 training hours completed per employee during the year. The company continues to strengthen its governance framework through a comprehensive set of policies and procedures, including its anti-corruption policy, Human Rights Policy and Code of Good Practice. In addition, the Group carries out Know Your Customer (KYC) procedures in accordance with applicable legal requirements, while also conducting enhanced due diligence in additional areas, including reputational screening (adverse media), using a dedicated IT platform. The governance framework also includes an anonymous whistleblowing channel available to both internal and external stakeholders.
