ALCARO Invest GmbH is moving into the next phase of development at Log Plaza Frankfurt (Oder). The logistics developer submitted a planning application in September for Hall C, which offers around 24,000 square metres of lettable space. Together with the two halls already completed, the logistics park will comprise around 170,000 square metres. ALCARO Invest is the OSMAB Group’s project developer specialising in logistics property.
Around 94,000 square metres in Hall B have already been let. The space will be used in future for the logistics operations of an international online retailer. Space is currently available for other tenants in the already completed Hall A and in the planned Hall C. A total of 900 car parking spaces and 130 lorry parking spaces are being created on the site. A licence has already been granted for the storage of lithium-ion batteries at the site. This means the logistics park is also equipped to cater for tenants with more stringent requirements regarding storage and fire safety measures.
“With the letting of 94,000 square metres, we have reached a significant milestone for the site. With Hall C, we are now consistently taking the development forward and creating additional flexible space for companies wishing to expand their logistics operations in the capital region or along the European east-west corridor,” says Markus Kroner, Managing Director of ALCARO Invest GmbH.
“Coordination with the city of Frankfurt (Oder) is proceeding very constructively. On this basis, we can press ahead swiftly with the next planning stages. With Hall C, we are continuing the tried-and-tested concept for the site as a whole. The new construction phase will also be designed for the storage of lithium-ion batteries. At the same time, the arrangement of the three halls at the same level allows for a high degree of flexibility in the use of space: if required, the individual buildings can be linked via infrastructure, thereby enabling larger, contiguous lettings,” says Arne Haeger, project manager at ALCARO Invest GmbH.
Hall C is also to be developed in line with the energy concept for the entire site. The plans include photovoltaic systems on the roof surfaces, as well as a heating system comprising heat pumps and underfloor heating. Charging points for cars and bicycles will complement the infrastructure. In addition, a charging hub for electric lorries is currently being implemented across the entire site.
A strategic location for European freight transport
Frankfurt (Oder) is situated directly on the A12/E30 motorway and is therefore part of one of Europe’s most important east-west transport corridors. Berlin can be reached in around an hour, and Warsaw in about four hours. In addition, the location has a direct rail link to the main German and Dutch seaports via the Frankfurt (Oder) intermodal terminal. The Frankfurt (Oder) intermodal terminal is operated by the Polish company PCC Intermodal. The combination of motorway and rail links makes Frankfurt (Oder) particularly attractive for the transport of goods between Germany and Central and Eastern Europe.
In terms of labour availability, too, the site has proved its worth in previous experience with companies setting up there. Following the letting of Hall B, the tenant was able to recruit just under 400 new staff for the site within around eight weeks.
