BEOS transforms light industrial site in Berlin-Neukölln and develops additional modern multi-use space

To implement the structural transformation, BEOS has developed a repositioning concept to modernise the site and align it with future user requirements in the long term. The approved building application forms the basis for the development of a modern corporate property with three flexibly usable units. Two of the three planned building units have already been leased to rentitNOW GmbH on a long-term basis. The company is already a long-standing tenant within the fund portfolio and will expand at the Niemetzstraße location in the future. Marketing is now starting for the third building unit with around 2,000 square metres of rental space. The area is suitable for various uses in the areas of production, logistics or services.

The fact that rentitNOW, a long-standing tenant from our portfolio, decided on the new location at an early stage confirms our concept and underlines the attractiveness of the developed space," says Matthias Schmidt, Head Development at Swiss Life Asset Managers in Germany and member of the Management Board of BEOS AG.

The new building will be built in accordance with current sustainability standards. The aim is to achieve DGNB Gold certification. In addition, an Efficiency House 40 standard, a renewable energy supply with photovoltaics and air-to-air heat pumps are planned, among other things.

The property is conveniently located in Berlin-Neukölln with direct proximity to the A100 motorway and BER Airport and is excellently connected to the inner-city transport infrastructure of the Berlin metropolitan region via the nearby Sonnenallee train station.

The property is part of the portfolio of the BEOS Corporate Real Estate Fund Germany III (CREFG III). The fund, which was launched in 2015, focuses on active asset management and the exploitation of the value potential of its portfolio of corporate real estate, which is primarily located in the TOP7 cities and metropolitan areas in Germany. The fund is managed by IntReal International Real Estate Kapitalverwaltungsgesellschaft mbH.
