CA Immo has sold the 34,000 m² Capital Square office building in the Vaci Corridor office submarket to WING
The multi-tenant building, which was completed in 2009, offers a
gross lettable area of around 34,000 m² and around 600 parking spaces. In February 2026, the occupancy rate was
around 85% with a remaining average
lease period (WAULT) of 4.1 years and annualised rental income of around €5.7
million.

alternative capital allocation options, we decided in 2023 to
Hungary as a non-core market. This transaction is another
step in the implementation of our strategic capital rotation program, and
on the way to exit the Hungarian market. The proceeds from the sale can be used to
used in various ways, including for general
corporate purposes, value-accretive investments in our Prime portfolio, the
repayment of debts, share buybacks and external investments,
attractive opportunities should arise."

As of 31 March 2026, CA Immo's Hungarian portfolio comprised four office buildings
in Budapest (excluding Capital Square) with a total lettable area of around
72,000 m² and a book value of around €140 million. The portfolio comprises three
Facilities that are part of the Millennium complex, as well as the City office building
Gate. All Hungarian buildings have sustainability certification
BREEAM Very Good or LEED Gold.
