Düsseldorf’s logistics market once again posts above-average results

BNP Paribas Real Estate publishes market figures for Q3 2026

At the end of September 2026, the Düsseldorf logistics market reported an overall encouraging interim performance: with a take-up of around 202,000 m², the logistics region of the North Rhine-Westphalia metropolis has now achieved its third consecutive above-average Q1–3 result, exceeding the ten-year average by a good 12 per cent. Since 2022, take-up has been above or in line with the average, which impressively underlines the consistently high demand over the last five years. However, the current figure falls just short of the previous year’s volume (-11 per cent), which was, incidentally, the best Q1–Q3 result since 2017. These are the findings of an analysis by BNP Paribas Real Estate.

“Given the current volume, it is worth noting that the strong turnover was achieved exclusively through deals up to the 20,000 m² mark. Conversely, if one excludes the large-scale contracts above this threshold, the last time a similarly strong performance was recorded was in 2017,” explains Christopher Raabe, Managing Director and Head of Logistics & Industrial at BNP Paribas Real Estate GmbH. Among the most significant lettings over the last three months were the deal with Inter Benefit, a wholesaler specialising in the distribution of industrial and high-tech products, in Grevenbroich (14,100 m²), and that with logistics service provider H & H in a new-build property in Düsseldorf-Heerdt (13,800 m²).

This consistently high demand is also reflected in rent levels: the prime rent (€8.85/m²) has risen by a good 4 per cent year-on-year, whilst the average rent (€7.10/m²) is now around 3 per cent higher than it was in the third quarter of 2025.

Logistics firms with a high market share and very strong turnover

The sector analysis shows that the current nationwide trend, in which logistics service providers dominate, is also reflected in the Düsseldorf market: with a share of turnover of just over 56 per cent and a significantly above-average letting volume (+49 per cent), the sector remains clearly at the top of the occupier rankings after three quarters. Five contracts, ranging from 12,000 to 20,000 m² and spread widely across the individual quarters, as well as a high overall number of deals, were key factors in this strong result.

Market sentiment in the retail sector has also improved noticeably compared with 2025. Whilst the sector contributed around 50,000 m² to take-up by the end of September 2026 (just under 25 per cent market share) – its best result since 2022 – the figure for the same period last year was only 20,000 m². Furthermore, the logistics services sector consistently includes players who handle the distribution operations of e-commerce companies and operate at the interface between the retail and logistics services sectors. With a further 14 per cent or so and several smaller deals of up to 10,000 m², industrial companies are represented in the current market landscape.

In terms of size categories, two in particular stand out for having exceeded their respective average volumes: deals between 5,000 and 8,000 m² (accounting for 25 per cent) and contracts ranging from 12,000 to 20,000 m² (accounting for 43 per cent), which even set a new record.

Outlook

At the end of the third quarter of 2026, the Düsseldorf logistics market can be said to have performed well so far this year. Among the positive market developments are, not least, the sustained high demand from logistics service providers – many of whom are based in Asia – as well as the record turnover achieved from medium-sized transactions, which have played a decisive role in the result. It remains to be seen whether the very strong take-up figures for the whole of 2025 (around 335,000 m²) can be matched; however, for the Düsseldorf market to exceed its long-term average, all that is needed is an average Q4 volume.

“On the supply side, a number of speculative new-build projects in Düsseldorf, Mönchengladbach and Krefeld are broadening the range of new-build space in demand. However, short-term and large-scale enquiries – which are frequently made by Asian market participants, amongst others – cannot always be met without difficulty at short notice. With regard to the project development sector, it should also be noted that new-build space is increasingly competing with existing and sublet space. As different rental rates can be quoted in the existing property segment, sometimes substantial incentive packages are becoming increasingly important when letting new-build space,” said Bastian Hafner, Head of Logistics & Industrial Advisory at BNP Paribas Real Estate GmbH.

Against this backdrop, a further rise in prime rents is not expected in the short term; however, market conditions are likely to continue to stabilise at the already high average rent level, which now stands at over €7/m² (€7.10/m²).
