7R and EQT Real Estate have announced the signing of a long-term lease agreement for their first joint development project, completed in Lužec nad Vltavou. The Czech branch of the international logistics company Ecologistics, part of Goodcang Holdings, has leased the entire modern 44,500 m² building on an exclusive basis. The space will be used to support local and cross-border e-commerce operations and to provide logistics and fulfilment services for a diverse range of e-commerce clients.

The complex, situated in Lužec nad Vltavou near the D8 motorway, comprises a total of 56,600 m² of modern space designed for logistics and light manufacturing operations. The industrial park consists of two buildings offering 44,500 m² and 12,100 m² respectively. The larger building has been fully let to the logistics company Ecologistics. This is one of the largest logistics letting transactions completed in the Prague metropolitan area in recent months.

Ecologistics is a logistics and fulfilment service provider and part of Goodcang Holdings, offering warehousing, fulfilment and transport solutions for e-commerce clients. The company supports both local and cross-border e-commerce operations, helping its clients manage their supply chains and fulfilment activities efficiently. In the Czech Republic, Ecologistics operates a growing logistics network serving the needs of e-commerce businesses and their customers across European markets. The new facility at EQT Park Prague North, where approximately 100 people will be employed, will further expand the company’s warehousing and fulfilment capacity and support its continued development in the Czech Republic and Europe. Fit-out works are currently underway to adapt the space to the tenant’s requirements, with operations expected to commence in the coming months.

Xinda Wang, General Manager of Ecologistics’ Czech operations, commented: “The lease of our new facility at EQT Park Prague North represents an important step in the continued development of Ecologistics’ operations in the Czech Republic. The new warehouse will strengthen our capacity to support both local and cross-border e-commerce and provide flexible, efficient fulfilment solutions for our clients. The location, available capacity and quality of the facility were important factors in our decision. We look forward to commencing operations at the site and further developing our logistics capabilities in the Czech Republic and across Europe.”

Marek Müller, Senior Director, Investment and Leasing, EQT Real Estate Czech Republic & Slovakia, said: “We are delighted to announce this fantastic news: the letting of the entire larger hall at EQT Park Prague North to Ecologistics — the largest available high-quality space in this key area of the Prague metropolitan region. Several factors were decisive for this transaction: firstly, the park’s prime location within the Prague metropolitan area; secondly, the fact that the park is fully completed, with warehouse space immediately available; and finally, the speed of execution — we were able to conclude this transaction in record time, straight after completion, thanks to the professional approach of both our team and the client, as well as the strong support of our partners. This swift first transaction, immediately following the building’s completion, demonstrates the quality of the location, as well as the soundness of our decision to develop this project entirely on a speculative basis.”

Jiří Duchoň, Head of 7R Czech Republic, commented: “The signing of the park’s first major tenant is an important milestone and a strong confirmation of the potential we identified in this location from the outset. Having led the project from acquisition through to planning permission and construction, we are pleased to see the quality of the development recognised by a major international logistics operator.”

In this transaction, Ecologistics was represented by Peter Kolenčík (reLokatio) and the landlord was represented by Marek Müller (EQT Real Estate) and Štefan Bohoš (7R Czech Republic).

The modern industrial park in Lužec nad Vltavou comprises buildings offering a clear height of 12 metres, a floor load capacity of 7 tonnes per square metre and flexible space that can be adapted to tenants’ individual requirements. The project is currently undergoing BREEAM Excellent certification, a globally recognised sustainability assessment standard for buildings.

The facilities have been designed to deliver high levels of energy efficiency and are equipped with, amongst other features, a 320 kWp photovoltaic installation, energy-efficient LED lighting and a Building Management System (BMS) to monitor energy consumption. The site has also been prepared for the installation of additional photovoltaic panels, electric vehicle charging points and heat pumps in line with tenants’ future requirements.

The investor and owner of the project is EQT Exeter Europe Logistics Value Fund IV (“EQT Real Estate”). The Czech branch of 7R acts as the project’s development partner and is responsible for the planning permission process and delivery of the development, whilst also supporting the commercialisation of the property.
