HIH Invest has let 19,000 square metres of logistics space in Herten on a long-term basis to Goodcang Logistics GmbH. The company is part of the CIRRO Group and a provider of global fulfilment and logistics solutions. In May 2025, HIH Invest acquired the new logistics building at Emscherbruch 10 in a joint venture with Logicenters – the logistics platform of Urban Partners – from the E-Group, which also acts as the project developer. The property, due for completion in July 2026, comprises a total of 36,821 square metres of lettable space and is now fully let.

“We are seeing strong demand for space available at short notice, particularly in the case of modern logistics premises. The property’s good accessibility and future-proof facilities were key factors in securing the lettings,” says Marco Nicks, Project Manager Value Add at HIH Invest. “The fact that Goodcang will also take on a further 18,500 square metres, which will become available upon the expiry of an existing tenancy agreement in 2031, demonstrates the high level of confidence in the location’s long-term appeal.”

“The fact that our property in Herten was fully let even before its completion confirms our strategy of investing in first-class logistics locations such as the Ruhr region. Thanks to its excellent transport links within one of Europe’s largest urban conurbations, the site is particularly well-suited to e-commerce companies. “The site is ideally situated for this use, as it provides access to a large customer base,” emphasises Henning Kirchenkamp, Business Development Manager at Logicenters by Urban Partners.

The property was built in accordance with taxonomy standards, features a rooftop photovoltaic system with a capacity of around 2.2 megawatts as well as heat pump technology, and is aiming for DGNB Gold certification. With a floor load capacity of five tonnes per square metre, a clear ceiling height of 12.20 metres and the option of 24/7 use, the property meets the high demands of modern logistics operators.

The logistics property forms part of the ‘Green Hub Emscher’ industrial and commercial estate, which covers approximately 40 hectares and is being developed on a revitalised brownfield site. The site boasts excellent transport links with direct access to the A 42, A 43 and A 2 motorways. The Herne Container Terminal, which serves as a transhipment point between rail and road, is also located in the immediate vicinity.
