A property weakened by its tenant’s financial difficulties
The Terrot Group acquired the building in 2018. The asset was subsequently adversely affected by the difficulties faced by its tenant-operator, which was placed in administration in 2023, with no buyer identified.
The centre carries out around 190,000 consultations a year in Sector 1. Its closure would have deprived the neighbourhood of local healthcare provision without any excess fees.
Faced with this situation, described as ‘dramatic’ by the mayor of the 13th arrondissement, Jérôme Coumet, users rallied together.
The Paris Council adopted several motions, and the City declared itself ready to run the centre or to purchase the building. The Terrot Group therefore decided to work with the City to find a new operator.
From taking over operations to acquiring the premises
Shortly before the centre was due to be wound up, INSTAN SANTÉ stepped in and took over its operation at the end of 2024. Nearly two years later, operations have stabilised. The group has therefore decided to acquire the building, thereby securing its long-term presence.
The transaction enables the Terrot Group to dispose of an asset whose occupancy is now secure. For the City of Paris and the residents of the 13th arrondissement, it ensures the continued operation of the Moulinet centre.
“The last few years have been difficult. However, our priority has remained the same: this centre treats thousands of residents of the 13th arrondissement every year and had to remain in the neighbourhood. The fact that it now belongs to the organisation that runs it is the best possible outcome. The centre now has a secure future,” said Samuel GELRUBIN, Chairman of the Executive Board of the Terrot Group.
