Robert C. Spies Nordics brings Uno-X to the Nordic Business Hub in Maribo

Robert C. Spies Nordics ApS has brokered the sale of a plot of land measuring approximately 8,668 m² at the Nordic Business Hub in Maribo on the Danish island of Lolland to Uno-X Mobility Danmark A/S. The Danish energy company plans to build a new charging station for electric lorries on the site. The seller of the plot is Maribo Ladegård ApS. Robert C. Spies Nordics acted in an advisory and brokerage capacity in connection with the property transaction as part of its mandate.

“Local market knowledge remains crucial for matching sites, requirements and suitable uses. The arrival of Uno-X underlines the growing economic importance of Maribo and Lolland for companies operating across regions and across borders,” said Søren Meiling, Regional Director at Robert C. Spies Nordics.

Uno-X strengthens charging infrastructure for heavy goods vehicles

With the acquisition of the plot of land in Maribo, Uno-X Mobility is continuing to expand its charging infrastructure for heavy-duty electric vehicles. The company is one of Denmark’s largest energy companies and, with seven fast-charging stations for electric lorries currently in operation, offers a nationwide service.

This expansion comes at a time of growing demand for high-capacity charging infrastructure for heavy goods vehicles. The European Union has significantly tightened the CO₂ fleet targets for new heavy goods vehicles: a reduction of 45 per cent is envisaged from 2030, 65 per cent from 2035 and 90 per cent from 2040, compared with the respective reference values set. This increases the need for appropriate charging facilities along key transport routes. The European infrastructure regulation AFIR already provides for the expansion of dedicated charging infrastructure for heavy goods vehicles along the most important TEN-T corridors. Among other things, high-capacity charging facilities are to be established at intervals of no more than 60 kilometres along the TEN-T core network by 2030.

“The transformation of heavy goods transport requires a robust infrastructure that enables electric vehicles to travel across Europe. For us, this location is a strategic decision to expand the charging infrastructure at an early stage in areas where the transport flows of the future are taking shape,” says Michael B. Hansen, Commercial Market Director at Uno-X Mobility.

Commissioning planned for 2027

Six charging points with a charging capacity of 1 MW are planned for the site at the Nordic Business Hub. Commissioning is scheduled for 2027. Situated directly at junction 48 of the E47 and around 20 kilometres from Rødbyhavn, the site has direct access to Lolland’s main road networks. With this new charging station, Uno-X is specifically expanding its existing fast-charging network at this conveniently located site.

“We are delighted to welcome Uno-X. The strategic location of Maribo Business Park at junction 48 of the South Motorway, near the future Fehmarn Belt Tunnel to Germany, is of great logistical importance for transport links between Scandinavia and Europe. It is therefore a major boon that Uno-X is establishing itself in the business park with an electric charging station for heavy goods vehicles. It is an important part of the overall infrastructure, making the business park even more attractive to other companies,” says Mads Stærk, Director of Development at Business Lolland-Falster.

Nordic Business Hub offers prospects for logistics and mobility

The site, covering approximately 900,000 m², is one of the major commercial and business park developments on Lolland. In collaboration with Lolland Local Authority and the Business Lolland-Falster economic development agency, Robert C. Spies Nordics provided strategic support for the development of the site and, amongst other things, contributed to the land-use concept and master plan.

The fixed Fehmarn Belt crossing between Lolland and the German island of Fehmarn, in particular, opens up new prospects for the region. As part of the European transport corridor, it is set to significantly improve transport links between Denmark and northern Germany. Commercial sectors such as logistics, transport, mobility and energy infrastructure stand to benefit particularly from this.

“This transaction is a prime example of our cross-border approach, which aims to facilitate access to markets on both sides of the German-Danish border for companies and investors. The closer integration of the Copenhagen and Hamburg economic regions, particularly through the Fehmarn Belt crossing, will further drive the economic integration of both regions,” says Andreas Fuchs, Managing Director of Robert C. Spies Nordics ApS.
