The ROSA-ALSCHER Group has commissioned MVGM to manage the ZAM urban quarter in Munich-Freiham. The contract was signed during the EXPO REAL trade fair in Munich. Spanning around 110,000 square metres of lettable space, the ZAM combines residential, office, retail and catering facilities. The diversity of tenants, users and visitors makes the quarter unique and requires a management approach that brings together different needs in day-to-day operations.
Experience and personal collaboration are key
When selecting MVGM, the ROSA-ALSCHER Group was guided not only by the company’s experience with residential, office and retail properties and its local presence in Munich, but above all by the people involved and the nature of the collaboration. Personal commitment, short decision-making processes and a partnership-based approach are intended to form the basis for the reliable management of the neighbourhood. MVGM has a nationwide presence across 13 locations with around 400 employees.
“The ZAM is far more than the sum of its floor space. It is a place where a wide variety of uses and high footfall converge. That is why we need a property manager who not only has a firm grasp of the processes, but is also closely connected to the property, the tenants and the people. In addition to its professional expertise, MVGM impressed us above all with its personal commitment and a partnership-based approach,” says Richard van de Beek, Head of Asset Management and Leasing at the ROSA-ALSCHER Group.
The interplay between asset and property management in neighbourhood management
The ROSA-ALSCHER Group developed the ZAM and is responsible for the further development of the neighbourhood as part of its asset management remit. RedBoots Asset Management, drawing on its extensive industry experience, guided the project through the tendering process. “For us, it was crucial to implement the owners’ requirements. Operational management should not just work on paper. During the tender process, we therefore focused on clear lines of responsibility, reliable processes, and the personal expertise and availability of the bidders,” says Nevén Grzeta, Managing Director at RedBoots Asset Management.
“We are delighted that our management concept has been well received and that we can now, with our experienced team at our Munich office, contribute our strong expertise across the various asset classes. Looking ahead, we would like to expand our collaboration beyond ZAM,” adds Thorsten Czoske, Managing Director of Commercial Property at MVGM Germany.
MVGM is responsible for the day-to-day management and coordination of service providers, as well as tenant support. This involves balancing the needs of residential, office, retail and catering sectors in the day-to-day life of the neighbourhood.
