The Stuttgart office lettings market remains selective following the first three quarters of 2026. At 91,700 square metres, take-up is around 17 per cent below the previous year’s figure. Modern, high-quality and sustainably positioned spaces in central locations continue to be in demand. Whilst activity in the small and medium-sized space segments remains stable, large-scale lettings remain sporadic.
Activity in the investment market picked up noticeably in the third quarter. However, with a transaction volume of 114 million euros, the figure for the first nine months remains around 21 per cent below the previous year’s level. In addition to residential properties, the focus is particularly on investments in the infrastructure, healthcare and education sectors.
Colliers expects a gradual pick-up in market activity over the coming quarters. Greater planning certainty and the declining risk of recession are likely to help stabilise market conditions from the occupier’s perspective.
