S&P Commercial Development realises mixed-use quarter as service development for Sparkasse Bamberg
The development of the Carl-Meinelt-Quartier in Bamberg continues to progress according to plan: Now that the resolution on the statutes has been passed, the groundbreaking ceremony is scheduled to take place before the end of this year. S&P Commercial Development, a subsidiary of the Sontowski & Partner Group, is realising the mixed-use quarter on the approximately 17,400 m² site on Carl-Meinelt-Straße on behalf of Sparkasse Bamberg.
The aim is to sustainably transform the existing property into a lively urban quarter that combines living, working, social infrastructure and services. With the resolution of the statutes, the way has now been paved for further realization. The building application for the building construction site with commercial use has already been submitted. The groundbreaking ceremony is scheduled to take place in the course of this year – as a symbolic starting signal for the building construction phase.
“The bylaw resolution is a strong signal for the further development of the district. With the submission of the building application and the upcoming groundbreaking ceremony, we are now moving into the implementation phase,” says Sven Sontowski, Managing Partner of S&P Commercial Development.
“The good progress of the project is proof of the good cooperation of all those involved,” emphasizes Stephan Kirchner, Chairman of the Board of Sparkasse Bamberg. “We are sure that the Carl-Meinelt-Quartier will create a modern, sustainable piece of the city that will combine living, working and living in Bamberg.”
Sustainable quarter with a wide range of housing
The design provides for a total gross floor area of around 36,000 m² above ground. Of this, about 65 percent is to be accounted for by residential construction. A total of 178 residential units are to be built, of which about 25 to 30 percent will be EOF-subsidized housing – and thus significantly more than required by law. The quarter will be supplemented by office and service space, a daycare center, restaurants and a bakery with a café. Sparkasse Bamberg will move into the quarter’s office tower itself and use around 50 percent of the space. Initial talks are already underway with other interested parties for the remaining office space.
The Carl-Meinelt-Quartier is consistently geared towards sustainability. Photovoltaic systems are planned on all buildings, extensive and intensive green roofs, the BEG 40 standard and a comprehensive concept for rainwater retention. DGNB Gold certification and EU taxonomy conformity are being sought for the entire district.
Second Service Development for Sparkasse Bamberg
After the “Quartier an den Stadtmauern”, S&P Commercial Development is already realising the second project for Sparkasse Bamberg with the Carl-Meinelt-Quartier. As a full-service partner, the Erlangen-based project developer also takes on all tasks of project development – from strategic concept development to support for planning and approval processes to implementation and marketing.
The company has successfully expanded the business area as a further pillar in recent years. Nine projects with a total gross floor area of approx. 180,850 m² have been implemented so far.
