FOKUS WOHNEN DEUTSCHLAND takes over completed residential project “The Plus” in Wolfsburg into its portfolio

The open-ended real estate fund FOKUS WOHNEN DEUTSCHLAND has added the residential project “The Plus” in Wolfsburg to its portfolio. The seller of the project was a joint venture between URBAINITY DEVELOPMENT and Meyer Projektentwicklung. The ensemble in the new Steimker Gärten district with the addresses Arnikaweg 2, 2a-e, Lavendelweg 2, 2a-d and Steimker Promenade 6, 6a-d comprises a total of approx. 14,000 square metres of residential and around 3,200 square metres of commercial space and consists of two buildings: The smaller property comprises 36 residential units and was already handed over on 17 September 2024. The larger building houses 152 apartments and ten commercial units on the ground floors and was also handed over in September 2025. In addition, there are 269 underground parking spaces.

The food retailer EDEKA, which is renting approx. 2,000 square metres for its brand no & gut, has been won as an anchor tenant for the commercial space. All apartments have underfloor heating, a fitted kitchen and a balcony, loggia or terrace. The apartments will be rented out for the first time by the brokerage company Müller Merkle Immobilien, which operates throughout Germany.

FOKUS WOHNEN DEUTSCHLAND is an open-ended real estate mutual fund administered by the service capital management company INTREAL and whose asset and property management is handled by INDUSTRIA. INDUSTRIA acquired the project in 2021 as an asset manager as part of a forward deal for the fund. From the very beginning, the joint venture with URBAINITY and Meyer had the ambition to develop a forward-looking ensemble that would set new standards in residential construction in Germany.

Both parts of the project were built in accordance with the KfW 40 Plus new construction standard. In addition to the high energy efficiency, they have photovoltaic systems on the roofs and in the outdoor facilities as well as battery storage systems for self-supply of electricity and thus a forward-looking energy concept. Green facades in a courtyard area that is also greened ensure a high quality of life and biodiversity.”

The “The Plus” property near the city centre is only a ten-minute drive from the VW plant and is part of the Steimker Gärten district development. Since 2017, Volkswagen Immobilien has been realising one of Germany’s largest private residential construction projects on 22 hectares here. A total of around 1,800 rental and owner-occupied apartments are being built in the quarter, which will be realised with selected investors. The quarter is characterised by future-oriented mobility concepts with car and bike sharing, electric charging stations and a neighbourhood bus, among other things.

Henrik Diemann, Managing Director of URBAINITY DEVELOPMENT, says: “How do the engineers, mechatronics engineers and programmers who develop our future mobility live? With this guiding question in mind, we developed ‘The Plus’. The result: attractive, comfortable and energy-efficient apartments in the growing city – both for digital nomads and young families.”
