- Five-part “Kaiserpassagen” covers approx. 10,132 square metres of commercial and residential space
- Central top location offers great value creation potential through active management approach for repositioning
Frankfurt am Main, 22 January 2026 – Deutsche Immobilien Opportunitäten AG, an independently operating company within the Deutsche Zinshaus Group, has acquired a mixed-use building ensemble in a central Bonn city centre location. The ensemble with a rental area of more than 10,000 square meters is also known as the Kaiserpassagen and consists of five buildings. These were extensively renovated in 2000 and continuously modernized. The properties were acquired from the insurance company’s own portfolio. The ensemble was brokered by the consulting service provider CBRE. The sales process was legally accompanied on the seller’s side by the law firm Luther Rechtsanwaltsgesellschaft mbH with the lawyers Lisa Marie Siewer and Ingo Erberich. The buyer company was legally advised by Jung & Schleicher Rechtsanwälte, Dr. Mathias Jung and attorney Carsten Hannebauer.
The property is mainly let to medical practices, restaurants, various retail spaces and the Asian supermarket chain Go Asia. The aim of DIO AG is to reduce vacancies and optimise the tenant mix through a new leasing strategy.
“Especially in the case of commercial buildings outside the major metropolises, many investors are acting cautiously, especially in the case of larger vacancies. We recognise the fundamental potential of such properties in prime locations such as here in Bonn,” says Moritz Kraneis, CEO of Deutsche Immobilien Opportunitäten AG. “With in-house asset management expertise and a resilient financing network, attractive risk-return profiles are available for such projects in particular, which investors in the top 7 locations are looking for in vain.”
The ensemble acquired from DIO AG benefits above all from its excellent micro-location. It is located in the immediate vicinity of the Bonn Cathedral and the main train station and is therefore excellently connected to the local and long-distance public transport network. Several tram and bus stops as well as the city’s central bus station are within walking distance. In addition, the numerous restaurants and cafés in the vicinity of the ensemble contribute to a lively and varied atmosphere of the property, which sustainably increase the frequency and thus attract modern retail concepts.
