In the building committee meeting on 16.03.2026 in the Henstedt-Ulzburg town hall, an important milestone for the residential development of the town was reached: The urban development concept, which was developed by the real estate consulting firm Robert C. Spies together with the architecture and planning office Schenk Fleischhaker Architekten , received the approval of local politicians.
This lays the foundation for the amendment of the development plan. On the approximately 4,200 m² site at Kisdorfer Straße 11, a future-oriented residential quarter with a total of 44 residential units and a gross floor area (GFA) of around 3,800 m² is to be built.
Demand-oriented housing mix for Henstedt-Ulzburg
The project responds specifically to the current demand for housing in Henstedt-Ulzburg: A differentiated mix of apartments with 1- to 4-room apartments and living spaces between approx. 30 m² and 105 m² is planned. The focus is on small and medium-sized units. Around one third of the apartments are subsidised and realised, thus making a significant contribution to the creation of affordable housing.

In a comparatively short time, we were able to develop a high-quality concept that makes optimal use of the potential of the location and offers sustainable development prospects – both for Henstedt-Ulzburg and the metropolitan region. Architecture in harmony with the townscape
Particular emphasis was placed on an architectural design that blends harmoniously into the existing townscape. Schenk Fleischhaker Architekten developed a design language that is based on the grown structure and at the same time conveys high design quality. The aim of the concept was to preserve the local appearance and at the same time to further develop it in terms of quality.
“We wanted to create an architecture that fits naturally into the existing environment and at the same time offers contemporary living qualities. The orientation towards the local building tradition and a clear, high-quality design language create a coherent overall picture for this central location,” adds Sven Ahrens, Senior Project Manager at Schenk Fleischhaker Architekten.
Cooperative planning process as a success factor
The concept that has now been confirmed was preceded by an intensive and cooperative coordination process. Suggestions from the first building committee meeting were specifically taken up and implemented. The revision resulted in a solution that meets both urban planning requirements and current housing objectives.
The project is an example of how a high-quality and sustainable result can be achieved within a short period of time through close and constructive cooperation between politics, administration and the private sector. Together with the architects, Robert C. Spies has developed a sustainable, future-oriented concept that is convincing in the long term in terms of urban development and economics.
Marketing started – project developer or property developer wanted
After the positive decision, Robert C. Spies will take over the marketing of the property and is mandated by the owner to find a suitable project developer or property developer. Initial talks with potential interested parties are already underway.
