Union Investment has signed a lease agreement for the first and second floors of the office and commercial building “The Precedent” in Brussels. Industrious, one of the world’s leading providers of flexible workplace solutions, has secured a total of around 2,000 m² for twelve years. The move-in is planned for September 2026. Since 2004, “The Precedent” has been part of the portfolio of UniInstitutional European Real Estate, an open-ended real estate mutual fund for institutional investors.
“This leasing success shows that modern and flexible office space with good sustainability parameters remains in demand even in a challenging market environment. The Precedent offers a unique combination of well-being for users and cost-effectiveness. The building meets the latest standards in terms of user comfort, technical equipment performance and sustainability,” says Laurence Simillon, Head of Union Investment’s Belgian Branch.
Union Investment completely renovated and expanded the building, which was built in 1988, from 2022 to 2025. The existing concrete structure was retained for reasons of sustainability. The building was extended by a new part in timber construction. “The Precedent” now consists of nine floors, four of which have been connected by large staircases that are also places of encounter, letting in more light and maximizing the view over Brussels. The office space can be flexibly adapted and has excellent acoustic properties
The building’s fully glazed facades were equipped with dynamic glass panels that can change their hue from light to dark depending on the intensity of the sun’s rays. They maximise natural light and provide thermal and visual protection without the need for additional blinds. “The Precedent” meets the Passive House standards (EPB Brussels 2015) and has the BREEAM Outstanding and WELL Gold certifications.
