Ares Management Corporation (NYSE: ARES) (“Ares”), a leading global alternative investment manager, today announced the acquisition of a state-of-the-art logistics portfolio in Poland by Ares Real Estate Funds. The purchase price was not disclosed.

The portfolio was sold by international real estate investment manager Savills Investment Management (“Savills IM”), which originally acquired the properties in 2020. Marq Logistics, Ares’ globally integrated logistics real estate platform and a leading developer and operator of modern logistics real estate, will manage the portfolio.

The portfolio comprises five logistics properties with a total area of around 284,000 square metres at very good and established logistics locations in Poland: Warsaw (2 properties), Poznan, Upper Silesia and Szczecin. Developed to high standards between 2017 and 2018, the properties are each located near key transport corridors, including the S8, S5 and S11 expressways, as well as the A1 and A2 motorways. 94 percent of the portfolio is leased to tenants with strong credit ratings from the e-commerce, retail, manufacturing and third-party logistics (3PL) sectors, thus providing a broadly diversified, international tenant base.

“Logistics is one of the sectors we are particularly convinced of, and Poland is a market in which we have been investing for more than two decades. This transaction combines our in-depth market and sector knowledge with our local investment approach,” says Daan van den Hoven, Partner and Head of European Logistics at Ares. “At the same time, we are pleased to leverage further value potential with Marq Logistics’ strong expertise and to work closely with our colleagues to achieve attractive results for our investors.”

Gerhard Lehner, Head of Germany at Savills Investment Management, adds: “This portfolio transaction is further proof of the strength of our pan-European logistics platform and at the same time marks the successful completion of the business plan we have implemented. The acquisition took place in 2020, and since then our focus has been on active asset management by our experienced local team in the Warsaw office in order to further develop and strengthen the portfolio in a targeted manner despite the challenging market environment of recent years. Ares’ commitment underlines the high quality of the portfolio as well as the attractiveness of the Polish logistics market. For our German institutional investors, we manage various logistics funds and mandates that are also invested in Poland. The Polish market remains an allocation target within our pan-European investment strategy.”

Ares Real Estate is one of the world’s largest and most diversified, vertically integrated real estate managers, with more than 700 employees in 44 locations and a portfolio of over 68.7 million square meters. As of December 31, 2025, assets under management amounted to $113.8 billion.

Savills Investment Management manages around €26.3 billion worth of real estate in the UK, Europe and the Asia-Pacific region, including more than €7.5 billion of logistics properties in eleven European countries for various funds and mandates.

JLL and Trebbi advised Ares. Cushman & Wakefield and Savills acted as advisors to Savills IM.
