The real estate developer and investor AVENTOS has leased the listed generator house from 1927 with around 1,280 square meters of usable space in Berlin’s LUXWERK business campus to the Berlin design furniture retailer minimum einrichten GmbH. The building will be used as a furniture warehouse and assembly hall in the future. The move-in is scheduled for January 2026.
In addition, as a joint project of AVENTOS and minimum, a model floor is being created in the neighboring building, which is also a listed building, which shows what modern work in historical structures can look like. The opening is planned for March 2026.
“With its reduced industrial charm of brick and steel, the LUXWERK fits perfectly with our Bauhaus DNA. Due to the excellent connections, the location is ideal for our logistics and our suppliers. We are convinced that the quarter will develop very positively in the long term,” says Wilfried Lembert, Managing Director of minimum.
“We are pleased to welcome minimum as a new tenant at LUXWERK. The jointly planned model floor will show how the historic ensemble can be opened up to modern working and design environments,” says Viktor Schulte, Development Partner at AVENTOS.
Further space in the historic glassworks is available for rent at short notice. In a first step, a total of around 90,000 square meters of sustainable commercial space will be created at the LUXWERK in Berlin’s Siemensstadt, which will be suitable primarily for research, development and laboratories, but also for production and associated meeting and administration areas. In the coming years, a 13-storey high-rise building and four other buildings are to be built on the construction site. In addition, the historic glassworks complex will be restored and modernised in accordance with the requirements of the listed building. AVENTOS assumes that the areas of the first construction site alone will provide space for around 2,500 new jobs in the future. With two central squares, spacious green spaces and a canteen, the LUXWERK offers a high quality of stay and creates places of encounter.
In terms of environmental and climate friendliness, the LUXWERK sets technical, ecological, economic and functional standards. It offers users more convenience and lower ancillary costs. For this, it was awarded the DGNB pre-certificate for sustainable neighbourhoods in platinum and the DGNB pre-certificate for sustainable existing buildings in gold.
The U-Bahn line 7, whose Paulsternstraße station is directly adjacent to the LUXWERK site, ensures excellent connections to the district.
