The joint venture project of the BÜSCHL Group and ehret+klein has now been handed over to the Versicherungskammer. 9,000 m² of rental space for offices and businesses with flexible floor plans, green roof terraces as well as gastronomy and retail. High sustainability standards through DGNB Gold certification and WiredScore certification
The B.munich office and commercial building at Bayerstraße 25, just a minute’s walk from Munich’s main train station, was completed on time and accepted by the Versicherungskammer Group. In the old year, the building was officially handed over to the buyer by the project developers BÜSCHL Unternehmensgruppe and ehret+klein.
The B.munich project marks another milestone in the development of the new Central Business District (CBD) around Munich’s main railway station. It is one of the first new construction projects to be completed and shows the new face of the district, which is now called Central Quartier: future-oriented working environments, modern architecture and vibrant urbanity.
On around 7,000 square metres of office space and 1,800 square metres of retail and catering space, modern, flexible working environments with an urban character are being created. A total of 560 square metres of green terraces, a striking natural stone façade and high-quality architecture according to the plans of Ochs Schmidhuber Architekten characterise the appearance of the building.
“With B.munich, we have invested in a location that will develop into one of the most exciting and stable office locations in Munich in the coming years. The immediate proximity to the main train station and the urban upgrading of the entire area underline the attractiveness of this investment,” says Stephan Huber, Head of Investment Management at Versicherungskammer Real Estate GmbH.
The general contractor Implenia completed the project in the complex inner-city location on time and on schedule.
Ralf Büschl, Chairman of the Advisory Board: “The building stands for high construction quality, sustainable use of space and a strategically important location in the heart of Munich. With its completion, the project will contribute to the further development of the district around the main station as a modern, future-proof office and business location.”
“The Bahnhofsviertel holds enormous urban potential and will be transformed into the new Central Business District in the coming years due to the many developments. With B.munich, we are now giving the starting signal for the reinvention of this district,” says Michael Ehret, founder of ehret+klein.
The Versicherungskammer received comprehensive legal advice from CMS. She was also advised by investment manager Tishman Speyer.
