CA Immo has signed two large, long-term leases for the Anna-Lindh-Haus in Berlin’s Europacity submarket, thus achieving a pre-letting rate of 100% for the office space. Both tenants will move in in the first half of 2027. As a result, the property will achieve an annualised gross rent of €7.9 million.
Following the recently concluded long-term lease agreement for around 11,500 m² in the Karlsgärten revitalisation project near Potsdamer Platz, the successful letting of the Anna-Lindh-Haus is CA Immo’s next major letting success in Berlin. The lettings underline the continued strong demand for high-quality office space in prime locations as well as CA Immo’s ability to successfully implement lettings and drive profitable developments. At the same time, they demonstrate the continuous growth in market rents and the return potential across the CA Immo portfolio.
The future office tenants in the Anna-Lindh-Haus are companies with strong credit ratings from various industries, such as the fast-growing technology and energy infrastructure sectors. JLL acted as exclusive leasing consultant for CA Immo.

Pioneering sustainable, “green” development project
Located directly opposite Berlin’s most important transport hub on the north side of the main train station and surrounded by commercial, cultural and state facilities, the Anna-Lindh-Haus will be the first office building in Europacity to be built in timber hybrid construction. Designed by Dorte Mandrup Architects (Copenhagen), the property will be a first-class Class A office building with its iconic architecture, a bright and warm interior ambience and an elegant lobby. In addition to flexible office space, it also offers tenants a green inner courtyard and several roof terraces as well as a public café and restaurant on the ground floor.
Thanks to the timber-hybrid construction, CO₂ emissions will be around 30% lower than those of a standard building. The Anna-Lindh-Haus will be CO₂-neutral in operation due to complete electrification; the energy requirement will be around 70% lower than that of a comparable building. Around 20% of the electricity is to be generated on site via photovoltaic systems on the roof, and 100% of the rainwater can be reused. The property will be designed as a nearly zero energy building (nZEB) in accordance with EU regulations and is expected to meet the criteria of the EU taxonomy to be classified as “Do No Significant Harm”. In addition, the DGNB, WELL Core and WiredScore certificates are each being sought in platinum, which underlines the building’s claim to be one of the most modern, high-quality and sustainable properties in the submarket.
Further Europacity pipeline planned
With 100% of CA Immo’s active development pipeline – including two projects in the Europacity submarket – fully let ahead of completion and continued strong demand for sustainable Class A office space, CA Immo is planning three further developments in the Europacity submarket. These include the first-class Alexander von Humboldt House with a direct waterfront location, a total area of 6,500 m² and a possible start of construction in 2026, as well as two other projects with a total area of approx. 28,800 m² and an expected start of construction in 2029/2030.
In addition, further measures are planned to improve the public space around Europaplatz, including comprehensive greening of the square and the surrounding streets Heidestraße and Jean-Monnet-Straße.
