Hays extends its lease at Frankfurter Welle ahead of schedule
Colliers’ Frankfurt Office Letting Team has successfully advised the international recruitment firm HAYS on the strategic location planning for its Frankfurt office site. At the same time, Colliers’ Landlord Representation Team advised the property owner, Invesco Real Estate – the investment manager for ‘Die Welle’ – throughout the entire letting process. This comprehensive advisory service has resulted in an early, long-term extension of the lease at the existing property ‘Die Welle’.
“Die Welle” is one of the city’s most prominent office locations, combining a city-centre location right next to the Alte Oper with modern working environments. Thanks to the building’s modular structure and flexible partitioning options, the complex can accommodate individual space requirements ranging from around 300 square metres to 3,500 square metres on a single floor.
Ulrich Otterbein, Head of Corporate Real Estate at HAYS AG: “From the very beginning, Colliers and Invesco Real Estate have understood our qualitative and quantitative requirements and implemented them perfectly. Partnership and flexibility are the key factors here and form the basis for long-term loyalty to this location. In future, we will be using a new, modern working environment across around 2,000 square metres of office space, which has been fitted out to our specifications, without disrupting our day-to-day operations.”
Leo Maximilian Mendig, Head of Office Letting at Colliers in Frankfurt: “As part of a structured ‘stay-or-leave’ process, we were able to assess all relevant options in the Frankfurt office market together with HAYS. The extension at Die Welle demonstrates that central locations with flexible space concepts can adapt to changing tenant requirements in the long term. This qualitative enhancement offers HAYS a sustainable solution at this established location.”
Martin Schwaiger, Senior Director of Landlord Representation at Colliers in Frankfurt, adds: “HAYS’s long-term commitment underscores the appeal of the Welle as a landmark property in Frankfurt’s CBD. Thanks to the building’s flexible layout, we were able to work together to develop a solution that takes into account both the tenant’s space requirements and the owner’s strategic interests.”
Cihan Kilinc, Director of Investment Management at Invesco Real Estate, commented: “We are delighted to be continuing our successful partnership with HAYS at Die Welle in the long term. The choice of this location not only highlights the building’s appeal, but also emphasises the importance of its modern, flexible spaces in a prime central location. Through the ongoing development of the Welle, we are making targeted investments in the property’s future viability and creating sustainable added value for our tenants.”
