Around 13,000 square metres as a built-to-suit project for MM Flowers as a long-term tenant
The investment developer COMPLEMUS Real Estate is realising a sustainable new construction project with two logistics/production halls in Euskirchen in the Cologne/Bonn area of North Rhine-Westphalia. The planned property with a total area of 23,750 square metres is located in the “Am Silberberg” industrial area. Of the two halls, an approx. 13,000 square metre production and logistics area, including office space, will be developed for the German market entry of the British florist MM Flowers. The company, which specialises in the cultivation and sale of cut flowers, is renting the space as its German headquarters for 15 years. Another hall with approx. 10,000 square metres and around 916 square metres of mezzanine floor is being built on the site, which will be ready for occupancy from July 2026. GOLDBECK West GmbH, Cologne-Bonn branch, was commissioned with the construction of the buildings. BNP Paribas Real Estate GmbH, Cologne branch, brokered the tenant.
MM Flowers plans to use the Euskirchen site for production, logistics and office purposes. In addition to the production lines and cooling technology, an aircraft pallet delivery system for loading pallets transported by aircraft and an associated traversing system will be integrated into the rental area.
Pero Matic, Managing Partner of COMPLEMUS Real Estate GmbH: “Thanks to the productive cooperation with the city of Euskirchen and the user MM Flowers, we are in the fortunate position of once again realizing a tailor-made project in an existing industrial area with very good transport connections. This project also shows that settlements continue to take place within NRW and that essential socio-economic and sustainability aspects are combined.”
Sacha Reichelt, Mayor of the City of Euskirchen: “It is estimated that 330-600 employees will be needed at MM Flowers’ planned German site. Along with the creation of new jobs we expect positive economic developments for the city of Euskirchen. “
Phil Whelan, Managing Director of MM Flowers: “MM Flowers plans to use the Euskirchen site for storage, production and shipping of products for the German market, as well as to house the local offices to serve MM Flowers’ German customers. The construction of the Euskirchen site is a strategic step in the continuous development of our European business and strengthens our existing relationships with our retail partners in Germany.”
The sustainable overall concept includes a green roof, façade greening, air-to-water heat pump heating and cooling as well as an e-charging infrastructure for a variety of mobility variants. A photovoltaic system with approx. 1.8 megawatt peak (mWp) is planned. The aim is to achieve DGNB Gold certification.
