Cureus, a portfolio holder specializing in inpatient care properties, which is building new for its own portfolio and actively manages it, has completed the Marien Residenz at Marienwall 24 in 32423 Minden (North Rhine-Westphalia) as planned and handed it over to the operating partner emida Marien Residenz GmbH. The general contractor was Olaf Joop Projektbau GmbH from Faßberg. The first residents will soon be welcomed at the new location, the official opening will take place on Friday, March 6, 2026, with an open day directly on Saturday, March 7, 2026.

It would also be desirable for operations in the residence and kindergarten to have the five planned short-term parking spaces in Goebenstraße implemented in the near future as envisaged by the city.”

Marien Residenz – modern location with an extensive range of care and services
On the approx. 3,750 square metre plot in a central location, a modern new building with four full storeys and a staggered storey was built. The U-shaped building was constructed according to the extremely energy-efficient KfW 40EE standard. The heat supply is provided by the local district heating network. The flat roof of the residence is partly graveled, which serves to retain rainwater. In terms of design, the new residence in Minden fits perfectly into the surrounding buildings, especially due to the linear and bright exterior design, and thus creates an eye-catcher. In total, the completely barrier-free building has a gross floor area of around 8,170 square metres.
The Marien Residenz welcomes residents and visitors with a hotel-like lobby, a lounge with a fireplace room and a range of services such as hairdressers, pedicures and manicures. The restaurant “café FRÄULEIN müller” with fresh cuisine will also be open to the public in the future. When it comes to nutrition, emida attaches great importance to a varied menu plan. Only fresh ingredients and seasonal fruit and vegetables are used. Among the menus there is also a vegetarian dish every day. The terrace belonging to the restaurant creates a pleasant connection with the attractively designed outdoor facilities of the residence.
The 93 inpatient care places are located on the four upper floors. On each upper floor, the residence is divided into two living areas, each with its own lounge with kitchen. In these smaller groups, a homely-family atmosphere is created for the residents. The residents expect only single rooms with their own bathroom according to the latest standards for full inpatient and short-term care. 77 rooms are completely wheelchair accessible. The rooms can be individually furnished by the residents to create a feel-good atmosphere and a private retreat.
ServiceApartments and daycare center round off the offer
19 spacious and modernly equipped apartments as service apartments have also been built on floors two to five. They can be reached on the ground floor via a separate entrance and are located in the southwestern wing of the Marien Residenz. The apartments are suitable for one to two people and have living areas of 43 to 57 square meters. All rental units have a living room with kitchen, some have a balcony, a separate bedroom as well as a bathroom, storage room and hallway.
The kindergarten is located in the eastern part of the ground floor and also has a separate entrance. Here, on a gross floor area of around 210 square metres, space was created for an occupancy of 20 children. In addition to group, sanitary and administrative rooms, the kindergarten also includes a spacious terrace and an outdoor area in the garden of the residence. Children and seniors can meet particularly well here. The operation of the kindergarten is taken over by the DRK Kreisverband Minden e.V.
Central location and high construction quality
The location of the Marien Residenz in Minden is ideally and urbanly located in the lively city centre of Minden. The urban green corridor, the botanical garden and the banks of the Weser are nearby and invite you to take a walk. Shops, doctors, cafés, church and social facilities are only a few minutes’ walk away in the centre. The Minden local transport network provides excellent access to the central bus station, the Minden train station and the surrounding cities and communities. Bicycle parking spaces and car parking spaces have been created on the grounds of the residence, and a new multi-storey car park is being built in the neighbourhood. This ensures very good accessibility for visitors, residents and staff. The friendly outdoor facilities are also available to residents to promote exercise, health, lingering and socializing.
The emida Marien Residenz Minden was built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This concerns, for example, the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role both in terms of the long-term profitability of a nursing home and its impact on the environment. For example, the KfW 40 standard is aimed for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts covering several properties also reduce operating costs. By constantly reviewing and optimizing this system approach, the creation of needs-based properties can be guaranteed.
