At the development hotspot Mörsenbroich. Düsseldorf: Instone Group acquires development site for up to 15,000 m² of residential development via Aengevelt.
Mörsenbroich is one of the most exciting development locations in Düsseldorf. Numerous renowned project developers have secured attractive plots of land there. The medium-term goal of the state capital for the “Vogelsanger Weg” planning area is the development of an urban mixed area for all age groups. The basis for this is a newly drawn up B-Plan. In this environment, the Instone Group subsidiary NYOO Real Estate GmbH has secured the property Vogelsanger Weg 6, a property with a plot size of approx. 7,000 m² for the realisation of up to 15,000 m² of residential development, through the mediation of Aengevelt.
The seller of the former commercial property, which is no longer necessary for operation, TÜV Rheinland, had initially exclusively commissioned Aengevelt with the development of a market-oriented reuse concept for the property in close coordination with the responsible local politicians and its subsequent marketing.
“First of all, it was a matter of developing a reuse concept for the previously commercially used property that meets both the requirements of the city and administration as well as the actual market needs, in order to find a reliable investor with the appropriate know-how on this basis. The Instone Group is the first choice here because it has the necessary knowledge and experience for such a project,” adds Mark Aengevelt, Managing Partner of Aengevelt Immobilien.
In addition to the professional project preparation and preparation as well as classified market approach, a particular success factor for the sale was to enter the market with a realistic offer price. This creates added value – in the end, there were several developers to choose from. Oliver Lederer, Head of the Düsseldorf Investment & Development team at Aengevelt Immobilien, comments: “Success lies in the targeted, discreet approach to selected investors with a search profile that exactly matches the property instead of broad “diversification”. The seller has a complete overview at any point in the sales and offer process and knows at an early stage where the journey is heading.”
“All in all, a stringent marketing process with Aengevelt DNA, which proves that real win-win transactions are now possible again,” concludes Mark Aengevelt.
