Düsseldorf-Mörsenbroich: Aengevelt brokers residential investment with 3,000 m² to RQI Immobilien AG

Aengevelt is brokering the sale of the residential complex Münsterstraße 323 – 333 in Düsseldorf-Mörsenbroich on behalf of a private owner. The properties, which were built in 1951, comprise a total of 55 residential units with a total lettable area of approx. 3,000 m². The buyer is RQI Immobilien AG, which wants to ecologically upgrade the properties as part of its nationwide “Redevelop-To-Core” strategy and leverage further value creation potential. The purchase price was not disclosed.

RQI Immobilien AG’s goal is to develop future-proof, ESG-compliant housing from a portfolio in need of renovation and to do so efficiently, sustainably and close to the market. Comprehensive modernization measures are planned for this purpose, including:
• energy-efficient renovation of the façade, windows and roof
• expansion of the attic
• targeted densification to create new living space.

Renovations cause an average of 2.4 times less CO₂ than new buildings and are therefore an important contribution to the transformation of the real estate portfolio into a low-emission future, in line with RQI Immobilien’s corporate philosophy.”

How exciting and attractive the location is is shown by several developments that are in the starting blocks or have already started here – some of them through our successful brokerage,” says Mark Aengevelt, Managing Partner of Aengevelt Immobilien, describing the location’s qualities.

“In view of the high demand for rental apartments in this quarter and sought-after apartment sizes of around 50 m², the properties we broker have very good rental potential. These will be further increased as part of the planned energy-efficient renovation and modernisation. In addition, the moderate rent level compared to the surrounding area offers further attractive value creation potential,” adds Fabio Mata from the Investment & Development team at Aengevelt Düsseldorf.
