SALE OF A PLOT OF LAND IN DÜSSELDORF.
From a technology site to residential development land: approx. 4,100 m² on Froschkönigweg earmarked for future housing development.
AENGEVELT has acted as the sole agent in the sale of a plot of land measuring approximately 4,100 m² on Froschkönigweg in Düsseldorf-Flingern. The seller is Deutsche Telekom AG, and the buyer is a Düsseldorf-based property developer who plans to build residential properties on the site. The parties have agreed not to disclose the purchase price.
The site is currently occupied by a technical building and a bungalow. The technical facilities will be relocated within the site. Prior to the start of marketing, AENGEVELT assessed the site’s development potential and identified suitable project developers. The mandate was awarded in October 2025, and the purchase agreement was notarised on 30 September 2026.
“Our property portfolio is subject to ongoing review and assessment of its operational necessity. Where there is no operational necessity, we pursue sensible disposal options. We are delighted that flats are to be built on Froschkönigweg. The site will thus make a significant contribution to meeting demand in Düsseldorf’s tight housing market,” says Rochus Weidner, who was responsible for overseeing the deal on behalf of Telekom.
“There is a shortage of flats in Düsseldorf, but hardly anyone is building because land is scarce and projects are difficult to cost. Unused infrastructure sites owned by large corporations are one of the few reserves that can still be tapped. Anyone who sorts out planning permission and land rights in advance can turn a technical site into a plot of land that developers will bid on again,” says Oliver Lederer, Head of Investment & Development at AENGEVELT.
