evoreal realises 103 apartments in Hamburg-Bramfeld: Start of construction for the Bramquartier

The project developer evoreal will start construction of the 103 apartments in the “Bramquartier” in Hamburg-Bramfeld in December 2025. The five residential buildings on the 5,660 m² site in Moosrosenweg are part of a district development on one of Hamburg’s main roads in the Wandsbek district. In the immediate vicinity of the Otto headquarters, five point buildings with 81 high-quality condominiums and 22 publicly subsidized rental apartments with a total gross floor area of 13,440 m² are being built. The project volume is around 55 million euros, and completion is scheduled for the end of 2027.

“The start of construction of the Bramquartier is an important milestone,” says Susanne Gräff, Managing Director of evoreal. “The project helps to create urgently needed living space in Hamburg and to offer attractive apartments for people who want to fulfill their dream of owning their own home in the city.”

The construction contract was awarded last week to the Hamburg-based construction company OTTO WULFF.

The condominiums have 2 to 4 rooms and living space between 48 and 110 m², with purchase prices starting at 380,000 euros or 6,900 euros per square metre.

The design comes from KPW Papay Warncke Vagt Architekten from Hamburg. “Five sculptural point houses form individual addresses on the park and blend harmoniously into the surroundings,” says Finn Warncke, partner and architect at KPW. The six- to seven-storey point buildings are characterised by individual clinker brick facades, different colour schemes and green spaces in between. The staggered balconies create bright living spaces and diverse perspectives on the neighborhood. Roof terraces and small gardens expand the offer and create private retreats with a high quality of stay.

In addition, a neighbourhood park offers various recreation, play and outdoor areas. It is available to all residents and complements the housing offer with communal outdoor areas.

The point houses will be built in a particularly energy-efficient construction method (EH 40) and supplied by district heating. A communal underground car park with 78 car parking spaces and 244 bicycle parking spaces, including spaces for e-bikes and cargo bikes, ensures a traffic-calmed living environment.
