S&P Commercial Development develops inner-city project on behalf of PSD Bank Nuremberg
The way is clear for a new inner-city quarter in Erlangen: After just under two years of planning and approval, the building permit for the project at Mozartstraße 33b has been granted. Apartments, student housing, business apartments as well as office, service and catering areas are planned; construction is scheduled to start in the second quarter of 2026. S&P Commercial Development, a subsidiary of the Sontowski & Partner Group, is realising the mixed-use quarter with a gross floor area of around 17,300 m² on behalf of PSD Bank Nuremberg as part of a service development mandate.
The centrally located area near Erlangen city centre will offer around 8,600 m² GFA for housing in the future. The offer is supplemented by around 2,500 m² GFA for student housing and 126 business apartments. A further approximately 1,600 m² GFA is intended for commercial uses, including office and service space as well as catering facilities including a bakery. The aim is to create a lively, urban quarter with a high variety of uses.
“We are very pleased with the rapid granting of the building permits, which was also possible thanks to the very good support from our partner S&P Commercial Development and the city of Erlangen,” says Ronny Reißmann, CEO of PSD Bank Nürnberg eG. “This means that the project can now be implemented quickly. The quarter will create urgently needed living space, provide new impetus for the city centre and offer sustainable added value for Erlangen.”
A major milestone was already reached in spring 2025: the space intended for business apartments was let to the serviced apartment provider ipartment at an early stage. “The pre-letting underlines both the attractiveness of the location and the marketability of the usage concept,” explains Sven Sontowski, Managing Partner of S&P Commercial Development.
Sustainable neighbourhood concept with a high quality of stay
The project is aiming for DGNB certification in gold. Thanks to a holistic energy concept, resource-saving water use and green roofs and areas, a sustainable district with a high quality of stay and an improved microclimate is being created.
The location convinces with short distances: the city center, the main train station, the pedestrian zone and facilities of the Friedrich-Alexander-University are within walking distance. There is also a quick connection to Nuremberg and Nuremberg Airport via the B4.
Development in Service Development
As a full-service partner, S&P Commercial Development is taking on all project development tasks for the project on Mozartstraße – from strategic concept development to support in the planning and approval processes to implementation and marketing. The company has successfully expanded the business area as a further pillar in recent years. Nine projects with a total gross floor area of approx. 180,850 m² have been implemented so far.
