The Habona Invest Group (“Habona”) has added a further local retail property to the closed-end public fund Habona Deutsche Nahversorgungsimmobilien Fonds 09. The acquisition of the full-range supermarket in Bad Berneck, Upper Franconia, underlines Habona Invest’s selective acquisition strategy. The focus is on properties that are compelling in terms of both their location and letting quality, as well as their economic conditions. The parties to the agreement have agreed not to disclose the financial details of the transaction. The newly built Edeka supermarket, with around 3,300 square metres of lettable area, is scheduled to open as early as December 2026. The anchor tenant is Edeka Nordbayern-Sachsen-Thüringen, with a 15-year lease.
The property is being developed through the demolition and redevelopment of a long-established supermarket on a site of around 8,000 square metres at Bahnhofstraße 95. In addition to the Edeka supermarket, with around 3,100 square metres of lettable space, a 175-square-metre chemist’s will be integrated into the development. The roof areas of both rental units will be fitted with photovoltaic systems. Around 100 car parking spaces will be available for customers in future.
The site is situated in Bad Berneck, Upper Franconia, on the edge of the Fichtelgebirge mountains, not far from Bayreuth. With a population of around 4,400, the town benefits not only from its role as a local retail hub but also from the region’s hiking and health tourism.
With this acquisition, Habona is adding an attractive asset to its fund portfolio. It stands out thanks to its anchor tenant with a strong credit rating, the long-term lease agreement and its established location within the local retail catchment area.
The seller of the property is ADMIRA Handelsimmobilien GmbH & Co. KG. The transaction was brokered by Kleinschmidt Immobilien GmbH & Co. KG and received legal advice from McDermott Will & Schulte Rechtsanwälte Steuerberater LLP. Technical consultancy was provided by alea real GmbH.
