HAMBURG TEAM and OTTO WULFF are starting sales for 64 condominiums in the Berlin residential project HEY Charlottenburg. The apartments are being built on the western part of the quarter at Quedlinburger Straße 12 on Mierendorff Island in Charlottenburg.
The shell is currently in the final phase and is scheduled for completion in early summer. At the same time, the first expansion work has already begun on the interior. Completion of the quarter with 337 apartments, a daycare centre and various communal areas as well as two private green courtyards is scheduled for mid-2027.
The condominiums offered at the start of sales are spread over three buildings – the Passagen House, the Icon House and the Garden House – and cover a wide range of different housing needs. The spectrum ranges from compact one-room apartments to spacious maisonettes with four to five rooms, private entrances and space for the whole family. The living areas vary between 30 and 152 m².
"What makes HEY Charlottenburg special is the deliberately designed diversity of the project: With the Passagen House, the Icon House and the Garden House, different addresses are being created within a common quarter. For us, the aim is to develop urban districts that work in the long term. A clear structure, a high quality of stay and an offer that can adapt to changing realities of life form the basis for this. In combination with the location on Mierendorff Island and the proximity to City West, this creates a residential location that combines urban life with quiet retreats," says Klaus Heldwein, Managing Director at HAMBURG TEAM.
Tim Obermann, Head of Project Development Berlin & Leipzig, adds: "The HEY Charlottenburg district development focuses on the needs of future residents. Now there is the chance to acquire property in one of the last building plots. The different and efficient types of apartments enable different target groups and lifestyles to participate in the neighbourhood as well as Berlin's diversity in the neighbourhood itself. As an important part of the social infrastructure, a daycare center for young families is being built - and the common green courtyards will also be designed to a high standard and offer the opportunity for exchange. Furthermore, the project is characterized by attractive and house-by-house differentiated architecture as well as modern ecological standards such as e.g. heat pumps."
Architecturally, the project is characterised by a sophisticated design by the Berlin office KSP Engel with sustainable building and energy concepts. Among other things, the KfW 55-NH standard, photovoltaic systems, heat pumps and green roofs are planned.
The residential ensemble benefits from its location on Mierendorff Island, its proximity to City West and very good public transport connections. Generously designed green inner courtyards create protected open spaces and promote neighbourly encounters.
Engel & Völkers EuV Projekte Berlin GmbH and BEST PLACE Immobilien GmbH & Co. KG have been commissioned to market the condominiums.
