HIH extends lease agreement with the state of Baden-Württemberg for 5,200 square meters in Stuttgart

HIH Invest Real Estate (HIH Invest) has extended the lease agreement with the state
of Baden-Württemberg for a total of 5,200 square metres in the Löwentorbogen 9a office building in Stuttgart on a long-term basis. The areas over seven floors are used by the traffic police inspectorate and other departments of the Stuttgart police. The office property in the Bad Cannstadt district was built in 2002 and offers a total of around 9,500 square metres of office space, which is spread over two parts of the building – Löwentorbogen 9a and 9b. The two additional basement floors contain archive and storage areas as well as an underground car park with 45 parking spaces, and a further 13 parking spaces are available outside.

Ken Kuhnke, Head of Large Tenant Support at HIH Real Estate, says: “The extension of the lease agreement with the state of Baden-Württemberg illustrates how important long-term and trusting relationships are for sustainable leasing success. Thanks to our close cooperation and regular personal contact with the tenant, we were able to extend the lease at an early stage.”

The office property is part of a special fund launched by HIH Invest, which has been investing in office properties in German A and B locations since 2014. The building is located in the area of the Pragsattel, an important traffic junction between Löwentorstraße and Pragstraße. The main station can be reached in about ten minutes via several underground lines as well as the Pragsattel and Löwentor stops. By car, the journey time to the main station via the B14 is about ten minutes, to the airport about half an hour.

“With the Stuttgart police, we can keep a strong existing public tenant at the Löwentorbogen in the long term. Due to its central location and good transport connections, the location is particularly suitable for authorities and companies with public access. At the beginning of 2025, the city of Stuttgart rented space in the neighbouring Löwentorbogen 11, which further underlines the attractiveness of the location,” explains Markus Leuchte, Head of Office Letting Frankfurt at HIH Real Estate.
