HIH Invest Real Estate (HIH Invest) has extended the lease agreement with the fitness studio operator ELEMENTS for around 3,500 square metres in the TurmCarrée in Frankfurt/Main. The existing contract, which originally ran until September 2029, was extended ahead of schedule by ten years until December 2039. ELEMENTS has been using space on the ground floor as well as on the first and second floors since 2014. In addition to a training area, there is also a 600-square-metre wellness area.
The mixed-use property at Bleichstraße 57 was completed in 2015 and acquired by HIH Invest in the same year for the open-ended real estate special fund “TOP 7 Metropolen Immobilien Invest”. The six-storey complex with a shell limestone natural stone façade and a slightly recessed glass body has around 10,000 square metres of rental space. Of this, around 4,650 square metres will be office space and 1,300 square metres retail space, with a further 900 square metres spread over twelve residential units. An underground car park offers 28 parking spaces, and there are another six parking spaces outside.

The representative architecture also contributes to the attractiveness of the location. Last but not least, our close cooperation and regular personal contact with ELEMENTS have contributed to the fact that we have already been able to extend the lease beyond 2029.”

The TurmCarrée is located in Frankfurt city centre in the immediate vicinity of the Eschenheimer Tor, one of the oldest landmarks of the city. There is a bus stop directly in front of the property, and S-Bahn and U-Bahn stations can be reached in a few minutes’ walk. The well-known Frankfurt shopping mile “Zeil” with numerous shops and gastronomic offers is also in the immediate vicinity.
