HIH has gained a new tenant for the KORYFEUM office and commercial property in Unterschleissheim near Munich. An international service provider for security systems is renting 1,733 square meters of office and warehouse space, with the move-in planned for summer 2026. The KORYFEUM is one of the most modern office and commercial real estate complexes in Unterschleissheim, consisting of two building sections with a total of around 24,500 square metres of lettable space, which were completed in 2023. HIH has been responsible for asset management and leasing since the summer of 2025. Tenants have 277 underground parking spaces as well as charging capacities for e-cars and e-bikes at their disposal. KORYFEUM has received both DGNB Gold Building Certification and WiredScore Silver Certification for Digital Infrastructure.
The spaces are designed for multi-tenant use and are designed for office, hybrid and special uses: They can be flexibly divided up from around 400 square metres and enable a wide variety of workplace and usage concepts – from classic offices and new work structures to research, development and light industrial applications. A special feature is the ground floor with a clear height of over five metres and the roof terrace with a view of the Alps. The plan is to supplement the concept with a central service building with catering, meeting and lounge areas. From spring 2026, the property will offer a high quality of stay thanks to generously designed outdoor facilities with near-natural water and green areas.
“The building is therefore also very well suited for companies with special technical or functional requirements. About 13,000 square meters are still available for rent,” says Carina Orthen, Head of Letting Management Munich at HIH Real Estate. “Other advantages are the sustainable building technology and the very good connection to public transport,” adds Orthen.
Unterschleissheim is an established business location in the north of the Munich metropolitan region. The KORYFEUM is within walking distance of the S-Bahn and has very good accessibility by public transport as well as a connection to the A9 and A92 motorways. Numerous companies from the technology, automotive and research sectors have settled in the immediate vicinity. In addition, there is a daycare center and a school, car and bike sharing services and a fitness studio in the immediate vicinity.
