INDUSTRIA Immobilien has taken over the management of its recently completed rental housing project in the historic Freyberg Brewery in Halle. The real estate manager from Frankfurt, part of the Becken Group, is celebrating the opening of the historic brewery site, which has been carefully revitalised and supplemented by new buildings, with a ceremony today.
On the approximately 8,300 square metre site at Glauchaer Straße 50, 210 residential units with a total of almost 16,000 square metres of rental space, a 25 square metre commercial space and 137 car parking spaces have been created. The ensemble consists of eleven buildings. Large parts of the existing buildings in the listed area have been revitalised and converted into living space. The oldest buildings date back to 1884. In addition, new buildings were added to the vacant lots and an underground car park and a parking garage were built on the ground floor of one of the new buildings. The communal storage rooms for bicycles, wheelchairs and prams as well as a tenant’s cellar for each apartment are located in the basements. About half of the high-quality apartments were built in listed old buildings in the KfW Efficiency House Monument standard, the other half in new buildings in the KfW 55 standard.
INDUSTRIA acquired the ensemble in 2020 as an asset manager for an individual mandate from an institutional investor as part of a forward deal. The fund is administered by INTREAL as a service capital management company. The seller of the project was the project developer MCM Wohnwerte AG & Co. KG. The apartments will be rented out for the first time by the brokerage company Müller Merkle Immobilien, which operates throughout Germany.
“The apartments are very well received by potential users. The building ensemble is uniquely beautiful and of high quality. With its combination of old and new buildings and its waterfront location, it is unique in Halle. The construction of the brewery began in 1884 in the castle style of crenellated brick buildings. The highlight is the building directly on the Saale from 1912 with its broad Art Nouveau façade. Extensions in expressionist brick architecture were built in the interwar period with striking stairwell towers. In the 1930s, the Freyberg Brewery was considered the largest brewery in Central Germany. The architectural design of the architectural firm AIN GmbH for the revitalization has absolutely convinced us,” says Arnaud Ahlborn, Managing Director of INDUSTRIA.

The site of the historic Freyberg Brewery in the Glaucha district is located directly on the banks of the Saale. The city centre can be reached in ten minutes on foot, the train station in six minutes by car, and Halle/Leipzig Airport in 20 minutes. The two regional centres of Halle and Leipzig together form an economically strong metropolitan region with a catchment area of almost two million people.
