Principal Asset Management® has commissioned the IPH Group to manage the City-Center Bergedorf in Hamburg. The mandate from January 2026 includes center management, commercial and technical property management. The IPH Group has been responsible for leasing since March 2025.
“The decision to entrust the IPH Group with this mandate is based on the excellent cooperation and results that have been achieved for us in the center management of City Galerie Aschaffenburg over the past four years. As owners, we particularly appreciate the commitment and expertise of the team, which has made a significant contribution to driving forward the development of a property and securing its success in the long term,” explains Daniel Wahle, Director Asset Management, Principal Asset Management.
“As has already been successfully implemented in the City Galerie Aschaffenburg, we will also take a strategic approach to optimising the stocking in Bergedorf. For the City-Center Bergedorf, we are striving to maintain the location as a central point of contact for the people of Bergedorf and the surrounding suburbs. At the same time, we would like to further expand the character of the center,” says Lars Jähnichen, Managing Director of the IPH Group.

The Bergedorf City Center offers over 80 specialist shops with a sales area of around 40,000 square metres. Anchor tenants include P&C, C&A, TK MAXX and Edeka. The mix of uses of the City Center Bergedorf is rounded off by 90 apartments, various facilities of the district office and the city of Hamburg as well as a medical center.
The City-Center Bergedorf convinces with a clear structure and a well thought-out division of the buildings with different functions. On one side a shopping center with a focus on fashion and gastronomy, on the other side of the street a retail park that serves as a platform for large-scale tenants such as Kaufland and Saturn. This concept creates a harmonious combination of shopping experience and functionality and strengthens the location as an attractive attraction for the region.
