The hybrid centre west of Berlin combines smaller shops with large-scale retail units
Havelpark Dallgow has a new owner. Funds managed by Strategic Value Partners, together with 4 Friends Investment (4FI), have acquired the Hybrid-Center in the Brandenburg municipality of Dallgow-Döberitz, just outside Berlin, from Redevco, a private property manager operating across Europe. The seller was advised by Hines in its capacity as investment manager. Redevco acted as asset and transaction manager. JLL advised the seller on the transaction and acted as broker. Legal advice was provided by Reius, whilst Drees & Sommer was responsible for technical consultancy.
Opened in 1995, Havelpark offers a total lettable area of around 55,000 m² and is home to just over 100 specialist shops, retail outlets and specialist stores. Its anchor tenants include Kaufland, Medimax, Pflanzen Kölle and TK Maxx. The current occupancy rate stands at around 92 per cent.
Between 2016 and 2019, Havelpark was refurbished, modernised and rebranded. Owing to its regional significance and its large catchment area, the shopping centre attracts around four million visitors a year.
