Episo5, a fund advised by Tristan Capital Partners, has sold the “Titania Palast” commercial property on Schlossstraße in south-west Berlin. The buyer is a Berlin-based family office that intends to hold the property in its portfolio for the long term. JLL advised the seller and brokered the transaction, whilst KauriCAB Berlin provided operational support for the property on behalf of Tristan Capital Partners.

The Titania Palast was built in the late 1920s on a plot of approximately 2,700 m² and comprises around 6,000 m² of lettable space. The property’s largest tenant is a Cineplex cinema with seven screens and seating for more than 1,200 visitors. Other anchor tenants include the newly opened McDonald’s flagship store, a branch of the Dutch homewares chain Hema, and an Aldi supermarket, which has opened its first Berlin branch in the Titania Palast.

The property has a 100 per cent occupancy rate, with an average lease term of around seven years.
