The real estate developer Livory has acquired a development plot with a vacant building in Erkner, Brandenburg. The seller is Covivio. The property is a former supermarket at Bahnhofstraße 5. The purchase price was not disclosed.
The approximately 6,000 m² site is centrally located directly at Erkner train station. Bahnhofstraße opens up the property from the north, and there is a local shopping centre on the opposite side of the street. To the south, the area borders on the Flakenfliess federal waterway. The waterfront location offers a high quality of stay and – despite the urban location – creates a quiet, green environment.
With the purchase, Livory is converting a former commercial property into a location with prospects for urgently needed, affordable rental housing. A preliminary building permit has already been issued for the area, and the building application was submitted at the end of 2025.
A development with a total gross floor area of around 12,000 m², 142 residential units and additional commercial space along Bahnhofstraße is planned. In the direction of Flakenfliess, a catering area with outdoor seating is planned. In addition, staggered floors and roof terraces are part of the current planning.
Henryk Pilz, Mayor of the City of Erkner: “With the visually and technically very demanding construction project, the development plan of the city of Erkner is filled with life. Here, a previously underused area with urgently needed housing, a restaurant on the water and various commercial areas will be upgraded in the future. I am very pleased that the property developers have developed this structurally and planning-challenging area in a sustainable way in committed and trusting cooperation with the city administration and many other authorities. I wish every success for the upcoming construction and the subsequent start of use and, as a result, above all a noticeably high added value for our city.”
Manuel Al Hamwi, Head of Development at Livory: “The acquisition in Erkner fits very well into our investment strategy. The proximity to the train station and the resulting excellent connection to Berlin as well as the direct waterfront location make the area an attractive development location. Our goal is to create new, affordable housing here and at the same time to realize urban added value for Erkner.”
Erkner is located in the Oder-Spree district on the southeastern edge of Berlin and is characterized by excellent connections to the capital. The Berlin-Ostkreuz train station can be reached by regional train in just about 15 minutes. There is also a fast and comfortable connection by car via the Berliner Ring (A10 motorway) and the surrounding federal roads.
Livory was legally advised on the transaction by the law firm POELLATH.
