The real estate developer Livory has received the building permit for the residential construction project in Schönensche Straße in Berlin’s Pankow district. A total of 140 modern rental apartments are being built on the approximately 2,600 m² site. Before building construction begins, the existing building will first be demolished. The excavation pit will then be constructed before construction begins in the course of 2026. Completion is scheduled for the second quarter of 2028.
The project comprises approximately 7,140 m² of living space. Seven above-ground floors including the ground floor and an additional three-storey garden house are planned. There is currently an empty workshop building on the property. With the project, Livory is converting a former commercial site into modern housing, creating urgently needed living space for the Berlin market.
Apartments range from compact one-bedroom units for singles to three-bedroom apartments for couples and young families. The floor plans average around 50 m². Around 75 percent are efficiently designed two-room apartments. Balconies and terraces and partly green facades and spacious garden areas contribute to a high quality of stay.
The buildings will be constructed to the Efficiency House 40 standard and meet the requirements for DGNB Gold certification as well as the criteria of the EU taxonomy in the field of climate adaptation. The heat supply is completely fossil-free via air heat pumps. In addition, photovoltaic systems will be installed, green roofs will be laid and a decentralised ventilation system with heat recovery will be integrated. A rainwater management system in the form of a storable ditch is used to irrigate the garden areas. Hybrid exterior walls contribute to a particularly sustainable building envelope.

The project is being built in a mature residential district in the district of Pankow in the immediate vicinity of Prenzlauer Berg. The surrounding area offers short distances to shopping, medical care and gastronomic offerings. The connection to public transport is very attractive: the Stahlheimer Straße / Wisbyer Straße tram stop as well as the Vinetastraße underground station and the Schönhauser Allee S-Bahn and U-Bahn station can be reached in a few minutes. Via the federal highways 96a and 109 as well as the A114, the project is also well connected by private transport to both the Berlin area and the city center.
