Magdeburg: SIKOSA is leasing 3,570 m² of office space in the “Sinuskurve” via Aengevelt.

Largest office space deal to date in 2025

The Studieninstitut für kommunale Verwaltung Sachsen-Anhalt e.V. (SIKOSA) was looking for a new location in Magdeburg as part of space optimisations, among other things to ensure and improve teaching facilities on a transitional basis. Aengevelt provided the institute with comprehensive support in the search and brokered a lease agreement for around 3,570 m² of office space in the striking “Sinuskurve” office property, August-Bebel-Damm 24-30 in the Rothensee district. The landlord of the property, which comprises around 4,800 m² of office space, is AW Management GmbH & Co. KG. Leases will start in summer 2025, when SIKOSA will move its headquarters from the city here. This is the largest office space deal in 2025 so far.

“In view of the highest quality requirements, SIKOSA needs a modern working and teaching environment with flexible, efficient floor plans, bright rooms and a high-performance IT infrastructure. However, these are now in short supply in Magdeburg’s city centre in the order of magnitude required by SIKOSA. Against this background, we are pleased that excellent and high-quality areas were available in the Sinuskurve according to the required size and qualities and that we were able to broker them. SIKOSA is therefore very well positioned for the near future. The goal, however, is to return to the city centre when modern office space is available,” explains Annett Lorenz-Kürbis, branch manager of Aengevelt Magdeburg, adding: “Accordingly, the agreement shows the increasing demand for modern office space, especially in the city centre, that is suitable for New Work concepts and meets ESG requirements. Here, the projects in the pipeline, some of which are large-volume, offer very good prospects that are important for the market!”
