New building with 45 apartments and EDEKA store built
S&P Commercial Development, a subsidiary of the Sontowski & Partner Group, has completed the Hainberg Quartier residential and commercial building in Nuremberg’s Gebersdorf district. The four-storey new building at Maria-Ward-Straße 4 comprises 45 residential units, 24 of which are socially subsidised. For the approximately 1,500 m² gross floor area (GFA) on the ground floor, the full-range retailer EDEKA has been won over in the long term.
The mixed-use property, which covers a gross floor area of around 5,200 m², is part of an urban development project on the former railway site in Gebersdorf. The lease to EDEKA creates an important local supply offer for the newly emerging residential area. The first apartments in the Hainberg Quartier have already been handed over to tenants. The property offers an attractive mix of apartments from barrier-free one- to four-room apartments, most of which have balconies or terraces. In addition, there are a total of 67 ground-level parking spaces, 40 of which are assigned to retail.

Sustainable and well-connected
DGNB Gold certification is being sought for the residential and commercial building in the BEG 55 EE standard. The energy supply is provided by an air-to-water heat pump and a photovoltaic system, supplemented by extensively green roofs. E-charging stations and infiltration areas for rainwater management round off the sustainable concept.
Gebersdorf is very well connected to long-distance traffic and the city centre via the A 73 and the nearby Nuremberg Stein S-Bahn station. The new subway station in Gebersdorf is scheduled to go into operation in 2026 and will then offer a direct connection to Nuremberg city centre.
