Patron Capital and Sonar bring Compass Group to revitalized PRISMA in Frankfurt

Patron Capital and Sonar Real Estate (Sonar) have won the next user for the PRISMA office building in Frankfurt’s “Lyoner Quartier”, which is currently still under renovation. The Compass Group has signed a lease agreement for 1,345 m² of catering space.

In the restaurant of the extensively modernized and repositioned building, the Compass Group will offer a comprehensive gastronomy and service concept for tenants and visitors in the future. In addition to high-quality food and beverages, the range includes individual solutions for coffee kitchens, conference and after-work services. The gastronomic premises of the Prismas deliberately open up to the surrounding neighbourhood and create a place with a quality of stay – for informal exchange and professional networking. The Compass Group will move into the already expanded space in spring 2026. The company is a leading provider of communal catering and employs around 13,500 people nationwide. It is part of the world’s largest food services group, Compass Group PLC, based in Chertsey, UK.

Gowling WLG acted as legal advisor to the owner during the contract negotiations.

A fund advised by Patron Capital Advisers acquired PRISMA at Hahnstraße 55 in a joint venture with Sonar in 2022. It comprises around 50,000 m² of gross floor space, of which around 44,000 m² is office space. The multi-tenant property will be comprehensively revitalised by the end of 2025 and raised to a new level in terms of technology, energy efficiency and design. The aim is to achieve the “DGNB Platinum” and “BREEAM Excellent” sustainability certificates.

A special feature is the consistent re-use approach, in which materials and fixtures are reused or returned to the cycle. The flexibly divisible office space allows for a wide range of usage concepts.

The heart of the property is the 45-metre-high atrium, which will be open to the public in the future, which offers space for gastronomy, conferences, coworking and events and contributes to the further revitalisation of the “Lyon Quarter”.

In August of this year, adesso SE was the first office tenant to secure an area of 6,500 m². Talks with other interested parties are already underway.
