Attractive returns plus potential for appreciation.
Peach Property Group has exclusively mandated Aengevelt Immobilien with the sale of the so-called OWL portfolio in the East Westphalia-Lippe region. The portfolio comprises around 140 properties with approx. 840 residential and 16 commercial units and a total lettable area of around 58,000 m². The properties are located in established and sought-after residential districts in Osnabrück, Bielefeld, Hamelin and Minden, among others. Acquisition is possible both as a complete portfolio and in location-oriented sub-packages.
“Following the successful refinancing of all material liabilities within just 16 months, we are now focusing more on the operating performance of our core portfolio. Our goal is the continuous, qualitative development of this portfolio. With the planned sale of the OWL portfolio, we are taking a consistent approach to this,” explains Gerald Klinck, CEO of Peach Property Group. “The properties in the OWL portfolio are located in residential districts with stable demand and offer investors convincing prospects for returns and value appreciation. With Aengevelt Immobilien, we have an experienced partner at our side who knows the market very well and stands for professional support for these transactions,” Klinck continues.
Chiara Aengevelt, Managing Partner of Aengevelt Immobilien, adds:
“The economic area of East Westphalia-Lippe is one of the strongest industrial and innovation regions in Germany. This is accompanied by a high demand for attractive housing. The portfolio is excellently suited to meet this demand in a long-term and value-adding way. Especially since the broad mix of different apartment sizes ensures sustainable rentability and, together with the possibility of acquiring it as a complete package or location-oriented sub-portfolios, is attractive for different investment strategies.”
Tobias Assenmacher, deputy head of the Düsseldorf investment team at Aengevelt Immobilien, also emphasizes the opportunities of the sale: “The OWL portfolio not only offers attractive entry conditions for investors, but also long-term value appreciation potential thanks to a low core rent.”
The East Westphalia-Lippe region impresses with strong GDP growth, a lively industrial landscape, a high level of innovation and above-average employment growth. The portfolio thus offers ideal conditions for investors who want to participate in future-oriented development.
