Pecuria, a specialist in the individual sale of sustainable care apartments, has successfully sold the 80 modern care apartments at the Mittelstraße 84 location in 32699 Extertal (North Rhine-Westphalia) to private investors. The property, which was completed in 2020, was taken over for sales from the portfolio of Cureus, a specialized project developer with its own innovative system approach for the planning, construction and management of inpatient care properties. The senior citizens’ residence, which was completed in 2020, is leased to compassio for around 20 years and was built according to the KfW 40 standard. The purchase prices ranged from 199,340 euros to 209,860 euros with unit sizes between 47.78 and 50.30 square meters.
“The range of buyers was broad. It comes from the neighbourhood, but also from other parts of Germany and ranges from young first-time investors in this segment to experienced regular customers and also multiple buyers who already appreciate the advantages of Pecuria properties,” explains Pascal Kleine, Managing Director of Pecuria. He adds: “We can currently offer interested buyers care and serviced residential apartments at the Osterholz-Scharmbeck locations in the immediate vicinity of Bremen and in Kassel, here even with advantages from favorable KfW funds and monument depreciation.”
The purchase of a nursing home is similar to the purchase of a condominium, except that there is no claim to later use by the buyer. However, this is offset by the priority right of occupancy at over 160 care locations in Germany, which is integrated into the Pecuria offer. Care apartments also have a variety of advantages over the classic condominium: The rental income can be planned and secured over many years through long-term general leases with solvent operating partners. If an operator does become insolvent, Pecuria’s rent trust account steps in and continues to pay the owner the rents until a follow-up lease agreement is reached. There is also no administrative effort for the individual owner of nursing apartments, as the intermediate administration takes over the coordination with the operator. This in turn is responsible for the rental of the individual apartments, which means that the monthly rental income is secured regardless of the actual occupancy of the apartment. Expenses for new lettings, minor repairs or renovations usually do not affect the investor either, due to correspondingly structured lease agreements with the operator.

Buyers of Pecuria apartments choose the place that fits their lives from over 160 senior citizens’ facilities with more than 13,100 care places and over 1,100 units for serviced living in Germany. This is because every purchaser of a Pecuria apartment is entitled to a unique right of pre-occupancy by certificate. It applies exclusively to him and his close relatives according to §15 AO and enables priority consideration in the allocation of nursing places in one of the partner residences.
Yield security in challenging times
Pecuria knows about the strength of its sites, because they are intensively examined. Therefore, the team believes in its stability even in challenging times and proves this with a security against loss of rent that is unique in the market, into which all Pecuria shareholders have paid. If there are any rent losses due to insolvency, all buyers automatically benefit from more security for their investment.
