Periscope Development sells project “20 Acres Stahnsdorf”
Periskop Development has successfully sold the approximately 51,700 m² site “20 Morgen Stahnsdorf” southwest of Berlin on behalf of the owner. The buyer is Berlin-based MAXAR AG. The purchase price was not disclosed.
The former Telekom site at Güterfelder Damm 87–91 was developed in cooperative cooperation with the municipality of Stahnsdorf into a sustainable, mixed-use quarter with a gross floor area (GFA) of approx. 60,000 m². Around 350 residential units are planned, including apartment buildings and townhouses, as well as areas for social and commercial uses such as medical facilities, nursing, co-working, gastronomy and studios.
Dr. Simon Kempf, Managing Partner Periscope Development: “With 20 acres in Stahnsdorf, we have created an urban development concept together with the municipality that combines living, working and social use in a sustainable way. We are pleased that MAXAR AG is now continuing this project and will fill the quarter with life. The partnership with the municipality of Stahnsdorf was a key success factor.”
Dr. Mario Weißkopff, CEO of MAXAR AG: “With the purchase of the project in Stahnsdorf, we are securing a strategically important location in the southwest of Berlin. We are building on the concept developed by Periskop Development together with the municipality and leading the district into the next phase of development.”
The focus is on efficient and rapid implementation in accordance with the KfW 40 NH-QNG standard, which is currently at KfW’s highest funding level. The planning is to be completed this year, and construction is scheduled to start in 2027.
The planning places particular emphasis on sustainability and quality of stay. In addition to the integration of three existing buildings and the preservation of the old tree population, generous green spaces are being created. A future-proof and sustainable energy concept with photovoltaics and energy-efficient construction reduces the CO₂ footprint and ensures permanently low operating costs.
The municipality of Stahnsdorf, bordering Kleinmachnow, is one of the most sought-after residential areas in the southwest of Berlin. Schools, local amenities and medical facilities are in the immediate vicinity. The connection to Berlin, Potsdam and BER Airport is excellent. The surrounding area, which is rich in forests and lakes, offers a high quality of life and a wide range of opportunities for local recreation.
Knight Frank was mandated to market the project.
