Periscope Logistics publishes white paper “Defence Properties – a new sector in the logistics real estate market?”
In the new white paper “Defence Properties – a new sector in the logistics real estate market?”, Dr. Kilian Mahler, Managing Partner at Periskop Logistics, and Prof. Dr. Thomas Beyerle, Biberach University of Applied Sciences, analyse the emergence of a real estate niche at the interface of security, infrastructure and investment strategy that has received less attention so far, but is now coming into focus.
The white paper describes how security, defence or technology-relevant real estate – so-called defence properties – are developing into an investment segment in their own right in the wake of geopolitical tensions, rising defence budgets and the re-industrialisation of Europe. The authors identify the coming years up to 2030 as a strategic window of opportunity in which the target state of European defence capability is to be achieved.
Prof. Dr. Thomas Beyerle, Biberach University of Applied Sciences:
“Defence real estate will develop into an independent, stable asset class: Driven by rising security spending, state tenant solidity and low cyclical dependency, they offer long-term predictable cash flows – and this in a highly regulated and specialised market environment.
Dr. Kilian Mahler, Managing Partner Periskop Logistics:
“Investments in defence real estate combine stability and profitability: as a sector that is independent of the economic cycle with tenants with strong credit ratings and long-term leases, they offer reliable income. The additional demand of around six million square metres expected over the next five years opens up a unique opportunity for investments in energy-efficient new construction projects – before the targeted demand is reached from 2030 onwards and new construction activity will decline significantly.”
The white paper examines, among other things:
- Market image and driver of security-relevant infrastructure in Europe,
- the structure and return/risk profiles of different defence asset classes,
- ESG aspects of the sector in the context of a “Responsible Defence” strategy,
- as well as investors and location prospects in Germany.
With this publication, Periskop Logistics wants to advance the professional discourse on defence properties as a new, institutionally investable real estate category – at the interface of public mandate and private capital.
