Revitalization project “KALA” in Darmstadt: REM CAPITAL advises ALÌTUS on funding

REM CAPITAL AG has successfully advised ALÌTUS Capital Partners GmbH (ALÌTUS) on the funding for the “KALA” revitalization project in the Central Campus Darmstadt. The main building, which covers around 10,000 m², will be comprehensively modernised and renovated in terms of energy efficiency in the coming years. The LIST Group from Bielefeld acts as general contractor and sustainability consultant.

In February 2024, after extensive discussions, ALÌTUS commissioned REM Capital to optimise the financial support of the revitalisation project. “In an initial funding concept, eligible costs of around 8.3 million euros have already been identified. As part of our analysis, we optimized the funding strategy and developed adapted scenarios. This allowed us to tap into additional potential,” explains Patrick Dippold, project manager at REM CAPITAL. As a result, the funding concept could be optimised in such a way that the eligible costs for the relevant KfW programme were extended to the maximum of EUR 10 million and a further EUR 3 million in eligible costs from other funding agencies were identified through additional individual measures.

The funding application was recently submitted and has already been approved. REM Capital continues to guide ALÌTUS through the entire process – from the phase in which funding is approved, to the proof of use and final disbursement.

“The KALA project is an example of how a well-founded analysis and targeted optimisation of the funding strategy can generate considerable added value,” emphasises Manfred Kronas, Managing Partner of ALÌTUS Capital Partners. “We are pleased to have REM CAPITAL at our side, a reliable and experienced consultant who was able to create a suitable financing concept for our project and thus secure its future viability to a certain extent.”

The KALA is part of the Schenck Technology and Industrial Park, which consists of several existing properties and a multi-storey underground car park. As part of the modernization, the building will provide high-quality office and laboratory space that is characterized by energy efficiency, user comfort and a high level of location attractiveness. The aim of the revitalisation is to ensure sustainable, future-proof use as a work and research location – among other things through the implementation of the KfW 55 standard and the aim of achieving DGNB Gold certification.
