The Erlangen-based real estate developer S&P Commercial Development has found a new tenant for the Lokhöfe in Rosenheim: The physiotherapy and fitness centre Zero – The Health Club has rented around 600 m² of space in the building complex on Münchner Straße. The opening is scheduled for the beginning of 2026.
The company, which focuses on fitness and health offers, envisages a holistic concept of physiotherapy, sports offers and personal coaching on site. The ground floor area is to be used entirely for fitness and physiotherapy services, while modern changing rooms and showers are planned on the mezzanine floor above. The lease was concluded for a term of twelve years.

Lokhöfe: A diverse mix
of usesLocated directly at Rosenheim’s train station, the new Lokhöfe district has become a lively centre for modern working, living and recreation. The commercial tenants of the Lokhöfe also include the Premier Inn hotel chain, the full-range retailer Edeka and the Rosenheim main customs office. The striking 45-metre-high business tower provides access to the quarter from the west and already sets an architectural accent in the cityscape. Only a few office spaces are still available in the quarter – interested tenants benefit from the urban environment, good accessibility and the diverse range of quarters.
