The residential ensemble “HOMBURGER” in Bad Homburg vor der Höhe has a new owner. The buyer of the residential complex with a total of four point buildings in the Dornholzhausen district is a family office from Frankfurt am Main. The property, which was built in 1970 and is currently fully let, comprises a total of 91 residential units with a total lettable area of around 7,200 m². The offer is supplemented by outdoor and underground parking spaces as well as spacious, well-kept green areas. The purchase price volume was in the mid-double-digit million range. The seller is a subsidiary of the FG Wohninvest SICAF SIV fund, which is managed by Fundamenta Group Deutschland AG as an asset and investment manager. Savills acted as an intermediary and advisor to the seller throughout the transaction process as part of an exclusive mandate. Dr. Philipp Berrsche provided legal advice to the seller on behalf of the law firm Jones Day.
“With the ‘HOMBURGER’, we were able to sell an attractive residential investment that impresses with its stable rental situation, the solid building fabric and the increased quality of the location in Bad Homburg vor der Höhe. Residential complexes of this quality and in this state of care are an absolute rarity in Frankfurt and Bad Homburg,” says Marco Högl, Director and Head of Residential Capital Markets at Savills.
“We are pleased not only to have achieved a very good result for our investor with the sale of the ensemble, but also to have selected a good buyer was very important to us. The sale to a family office with a regional connection and a long-term holding perspective is a very nice constellation. The excellent residential location in the Hochtaunus district, in one of the districts with the highest purchasing power in Germany, as well as the good level of new contract rents in particular ensured lively investor interest,” adds Knut Hink, COO at Fundamenta.
